    Hi Elka – thanks for your reply. In this case I am the tenant. I lodged my application to terminate my lease over a fortnight ago – giving 6 weeks notice. I signed a 12 month lease and have occupied for 5 months.
    I am breaking the lease on the grounds of the property is uninhabitable and  the tenancy agreement has been induced by false and misleading information from the landlord. (obviously there is a bit involved).
    I contacted the agency mid last week and was advised I would have an answer by yesterday – I'm still waiting……………..
    Hopefully I will hear today, the real landlord is preparing to demolish this property and commence building x2 townhouses shortly. Kind regards

    Depends on the location – in the country verbal offers are the go. In metro- written offers are the norm.

    Good question – look forward to reading the responses. I believe if the road is quiet then I would find the front one desirable as it would be more like a stand alone home just my humble opion.

    I am of the impression you must reside in the property for the first 12 months as a condition of FHOG?

    Gosh – it sounds a little too rural for my liking. Although I only have one IP and definately no expert – just be cautious.
    I recommend you have a look at Bairnsdale Victoria 3875. Some really good buys have been coming up on my property search a lovely 3 bedroom BV in a good older suburb close to amenities for $210k

    Hi,
    We recently rented our place to a friend to move to the city. We got a free landlords pack from Consumer Affairs which had a lease paper, condition report and a handbook you have to legally give your tenant. She pays the rent directly into our bank account.  We have also taken out land lord insurance and have just arranged a depreciation report. I am keeping track of all incomingsand outgoings on a excel spreadsheet for taxation purposes.

    I'm not sure about your capital gains questions though sorry. Cheers

    Hi there – we recently restumped.

    We got some cracking in plaster but all in all it was pretty painless and we used a fair bit of no more gaps around skirting boards and arc's.

    One thought though, we had an add on laundry/toilet area that we didn't bother to get restumped and when the house was restumped the poor toilet bowl didn't fair to well. Although if we had of undo the screws to the floor on the pedestal it wouldn't have been a drama.

    Hi – well we went to view the property and fortunately we didn't fall in love with it!!

    But, we did identify a great little one bedroom unit in a fantastic location for reasonable dollars that we could buy and tart up with the view of keeping it as an investment property in the future, plus we won't be throwing money down the drain renting. Sooooo does anyone know any mortgage brokers in the Melbourne that the can recommend please? Ty Maree

    Oh ok sr.prop $10 is great will google Scott no mates suggestions. Walking past this morning the property is actually occupied, so fingers xed it is the tenants not the owner who is living there. I'm assuming tenants as there is a heap of cars and no house proudness.

    Thanks so much for the reply's. Tried the local shire but they wouldn't devulge the information as suspected. I have a friend who is a real estate agent & another who is a conveyancer – could they access this information? Or would they incur a fee as I would? Thanks agaiin Maree
