    Hi Bonbeach – are you from Bonbeach? We are in Aspendale – could be almost neighbours! Does the MB need to be in Victoria? Richard from this forum is extremely knowledgable and fits your criteria but is in QLD. He is currently assisting us with a townhouse purchase in Seaford and a refinance. Regards Maree

    I'm in victoria and I broke a lease just over 12 months ago. We were 6 months into a 12 month lease. Anyway emotion aside – we had to advise the agent that we were breaking the lease via mail, giving one months notice. The onus is on the agent to activately seek a new tenant an must demonstrate this (eg. ad on realestate.com.au). We had to pay a couple of fees, something along the lines of 1 week rent and cost of advertising fee. Hope that helps consumer affairs website is a good reference.

    What is the zoning on the property? Is it RSD (roadside mail delivery?). Is the road shire or state owned? I would say it is possible if your willing to pay for the work?

    what did the agent say about it? Sound like it could be in the carpet underlay – so probably new carpet needed

    haha duckster I have done Bunnings stocktakes as well, good money and they feed and water you  very dusty though

    Hi Fordy – they say a problem shared is a problem halved? or something like that.
    I'm no expert but another option maybe a rent to buy on the 2nd property – you would get repayments back to cover your interest and a little extra. The deposit that the buyers use could connect the sewerage. Is there a certificate of occupancy on this property?

    Hi Renoah, welcome to the forum. We are looking at Seaford to buy too – PPOR though not investment.

    I think it is good value for money wrt to closeness to transport and beach. It is really the first suburb that we can consider with our limited buget and wants of being on this side of Melbourne and the aforementioned.

    Sounds like your ticking all the boxes – congratulations!!

    What are you planning on doing with the property?? You could sell to me :)

    Edited to say girlfriend purchased a investment townhouse there 6 months ago (closer to footy ground) she has had no prob with tenants and is pretty much positive due to lower interest rates.

    Ah I know the ones – used to be a large motel complex. There seems to have been no action there in developing for a long time.
    They seem good value and probably walking distance to town/train

    maybe look at vendor finance?
    Also I think there are rules on how much increase in rent the landlord can pass on – would be worth investigating?
    We have pets – so I do understand how difficult it can be to find rental properties, where we rent in a group of 13 flats – we are the only ones with a dog and the first the landlord has allowed. Hopefully we have demonstrated that they are worth considering..
    We allow our tenant to have a cat and dog, that are indoors/outdoors, the property has tiles, floorboards – but I would be worried about larger/younger dogs with potential damage

    I like being near the water – so would choose Frankston over Clayton. Their are some housing spots in Frankston

    HI Geoff – are you claiming depreciation on your investment property? If not – highly recommend getting a scheduled done by a quantity surveyor.
