    Is it in body corporate rules that she can't have a pet? Sorry I am failing to see the problem – is there no yard?  Not all small dogs are yappy – we have one here that is extremely quiet

    Hi – we are going bamboo downstair in our PPOR. Upstairs has floorboards under the carpet. We are going the wider board – seem to get more play on the wood tones imho. Definately half the price of real floorboards and is a 2 day process versus 4 weeks for the real floorboards. We have pets so the toughness of the bamboo was paramount for us

    sorry this is going to be PPOR – my gf bought in Seaford at the start of the year when prices were still high and hers is positive.
    Ours was tenanted at $275 a week but needs modernising – the previous owner purchased for $265k 2 years ago and we got it at $284k settlement within the week

    Don't know much about Salisbury – haven't been there is almost 20 years. But think Frankston is a good option (certain areas – south) – a huge marina is about to start being built end of this year.
    We just bought in Seaford which is the next suburb back towards Melbourne – 2 bedroom townhouse across the road from the beach, walking distance to train and shops, pool on the complex for well under $300k.

    We couldn't get a loan through ING because of mortgage insurance and my husband not being in his current trade for 2 years (this is his third trade qualie and has never been unemployed). However our lovely broker (thanks Richard) insisted we go through a top 4 bank and we got the loan. Apparently the top 4 have bigger clout over the mortgage insurer.

    you can pick up flights so cheap now I wouldn't buy sight unseen too risky with the amount of money at stake

    Could you offer a long settlement with a deposit? Once unconditional the seller can access the deposit to help their business venture and the long settlement can avoid breaking the fixed term (depends when this expires though I suppose)

    could you rent to buy them? Might get you some cash behind you to reinvest and the loss in value might be made up over the term of the rent to buy?

    Well we have decided to panel over the wallpaper. Bunnings has panels of what looks like lining boards for $59 a sheet (yes cheating I know)

    I did see a segment on Better Homes and Gardens a while ago where a professional outfit came in and resprayed tiles, bath, basin and shower base then used like a UV light to harden the paint – looked good
