No-one will be cheaper than yourself

It is hard not to be business like in this situation but you are potentially loosing up to $100 a week with your rental charges. Also if you want to buy more property then the bank is only going to take into account what your receiving. I would gradually do the the upgrades and adjust the rent accordingly.

that is curious – although have had the "items" (read junk) in storage for 7 weeks now. I was of the understanding it was from the day we got the keys/access

that's interesting Consumer Affairs advised me we were required to keep the items for 60 days? We are in Victoria – might be different state to state??

I think your lucky they asked for permission – a lot of tenants have cats and just hide them at relatives on inspection day.They sound like good tenants and if you have done your 6 month inspection and are happy with them then shouldn't be a problem, especially with floorboards.The only other requirement I can think of is the cats registration…[Read more]

Sorry I don't understand you say it has been vacant for 5 months and advertised for the last 3 weeks?

I just did dot points and the agent put them into the contract. ie. subject to finance and pest/building inspection, settlement period. We also asked for unrestricted access if the property becomes vacant prior to settlement. Gives you a chance to do some painting, polish boards/replace carpet etc (make sure the settlement is going to go through though)

As long as the tenant puts the bin on the kerbside and brings it inside in a timely manner (ie – not leave it on the kerbside for days on end), then I do not think the tenant should replace it. I am noooooooo expert, but if you reduced your loan to interest only, claimed your depreciation it would be worth while to hold imho
