    so, basically, it really is the "value of the land" that is appreciating….

    also, if you are just about to have your house designed, make sure with your designer to design it with maximum of 4 bedrooms… it then will dictate how much would be the amount approriate on as per week basis.

    i hope, this is helpful to those who are not that familiar how the construction cost, and/or how many units it could have on a property.

    so, if you got a bigger land, try to use this ratio….. as long as the maximum buildable area and hard surface is 60%.

    again, this may vary…. but this can be helpful and handy!  :-)

    Hi again,

    If there are proposed windows that could have an issue of overlooking, just make it obscure, 1.7M from the floor level. Then, dont forget the easement… dont build on the easements… however, somettimes, garage are allowed….

    Hi,

    Here are some points to please the council.

    The proposal must be:

    1) In terms of Character – must be of almost same character with the neighborhood.
    2) Just look at the required privated open space in the area. Visit this website…. http://www.land.vic.gov.au/
        then, go to the right side of the website then click on PROPERTY REPORTS.
    3) Input the address of your property. Then just help yourself to click the Residential Schedule and to see if there are overlays on the site.
    4) From there, you could see the requirements of the council.
    5) Then, there are guidelines for different council… this varies…
    6) Take a picture of the side and the structures around it…. this is to see the characters or architectural impact of the surroundings.
    7) You must take note that the structures around could have an impact on the proposal.
    8) You may need a survey of the property, for the Site Context Sheet that is required by the council.
    9) The proposal, if got upper floors, must avoid overlooking issues on neigborhood.
    10) The setback of the property could have been somewhat like the setbacks of the neighbors…..
    11)  The upper floor must have only around 60% to  65% of the ground floor, and the ground floor, including the driveway and porches, must just be around 60% of the lot.
    12) The upper floor must not be bulky in appearance in relation to ground floor.

    These are just few guidelines…. that could help you. If the council did not see anything unpleasant, then, they got no point to reject your proposal. Then, if they got issues, they wil only send you further information, which is so normal… dont be afraid, dont pani if the council did not approve everything the first day you lodge it. Then, it will be advertised on neighborhood, to see if there will be objections… and again, if you got objections, dont worry…. its normal.

    However, if everything seems so alien to you, I think, you should ask for a Town Planner or designer. They will organize the surveyors and landscaper… on your behalf…

    Hi TQman,

    As of now that you still dont know what to do with your cash, I suggest that you could put it in Term Deposit.which could acquire up  7.7% p.a. Better than savings deposit.

    Hi Geoff,

    I have made some editing, and here is how it will look like…

    DARK GREY Roof, Gutters, Handrails…
    LANDSCAPED at front —> dont spend much, just to have colors on the background.

    Also, if you want to appraise the value of your house, try to modify your kitchen and bathroom. Factors that could affect the property value. After that, have your property re-valued. Then, you could have more

    I hope you would'nt mind me asking… "Why are you selling the house?"

    Property / House is a good investment, unless you got reasons to sell it? Are you moving to different location?

    If you think that you've got to lower the price so much, just to be sold, I don't think that it is a wise move.

    Now, why are you selling it? Negative gearing! How much is your monthly repayments? Or, is it 100% yours already? Free from Loans?

    Or, you just wanna have an instant cash that you may want to use in a business? If yes, do you know that you could use the equity of your house? That you could have an instant cash that you could use to other investment using the money out of your property?

    Have your property re-valued. But before that, have it landscaped at front, paint the walls. Dont spend too much, but this can add value to your property. Make your kitchen and bathroom as appealing as possible, as this will be the major factors that could appraise the value. You might be surprise at the new value of your home!

    Don't try to sell your house when you are stressed. You might end up having your property sold below its value, or end up being eaten by a shark….

    Now, try to analyze what will happen when you sold the house…

    And if you sell the house now, what will be the value? If you had fixed it before selling, what will be the new value and how much it will cost you to have it fixed? Don't try to sell your house in private, just a piece of advice.

    You might as well can get an equity loan to fix your house at minimum cost. Why? So, you could have a greater value of your house! You might as well have it revalued and might be surprised at the new cost.

    Tracey is right, anyone here could help you better if you could put the amounts or value of your property or how much you owe, and your repayments.

    However, back again to your equity. You might as well have equity on your house that you could put it into use. Get it and make some use of it. Also, learn how to use other people's money… of course, legally.

    This DVD has taught me a great deal on property investing and investing in stock market. Try to watch this, and this is for FREE.

    I hope this will help. I've seen a website that offers FREE DVD and FREE E-BOOK. All you have to do is visit the website and put your email address. Then, you will receive that DVD at your mailbox.

    It contains a lot of info, onto what to do with your property… and how to use the equity of your house.

    Lots of tips about mortgage and techniques on how to pay your debt. It even has info on how to invest in properties and stock markets. But as of now, clear your mind. Watch the DVD and get some techniques.
