    Regina,

    Very well done!!! (With the properties with big back yards).

    Can I ask a few questions about that?
    Do you always keep the existing house when subdivide the block or sometimes you knock the existing one down and built 2 or more new once?
    Do you use builder or you subcontract the work?
    And last do you manage to negative geared the properties while you are waiting for the council?

    Hi everyone,

    You are talking like you don’t have to use an agent to buy positive flow properties, what is other way of doing it?
    I thought that’s the common way?

    Hi Alf,

    Wow, it is unbelievable how dirty and misleading tricks these advisers (salesmen) would use just to get people.

    I think get a advise from your lower and if you can get this man to pay for his actions.

    I can say at the moment I am frustrated with real estate agents, we have been dealing with this industry quite often and I think it stinks too. Big time!!!

    Hi Alf,

    Can you please mention what exactly your financial adviser did? In what regard he gave you the wrong advise?
    After all this was just advise it is up to you to follow it or not.

    We lost money some years ago in the share market because of bad advice from financial adviser. Who was recommended by friend of ours but…..[:(!]

    I wonder do we need to use one at all when we invest in properties?

    Del,

    When you say “building up our properties” do you mean baying a land and developing or you only buy establish once?

    We have that a bit subdivision but I found it very slow process and nerve breaking one as well so I am looking in other ways to invest.

    Do you have properties that give you negative gearing or all are +flow?
    How many do you have and how many years since you started investing?

    I am not sure if we should go for only + flow or have both?

    I do have a few concerns about going out and looking for properties.
    1) It is all great but I suspect in these areas the chance the properties to be vacant are greater then in the cities. What do you do if that happens?
    2) It seems to me it is a bit catch 22. If you want to get loan to start you have to have income (steady one) so the bank will lend the money.
    In our situation my husband and I are already in the higher bracket for taxes so every positive cash flow we get will be half taxed not much profit will be left for us.
    Is there are other of you that are in the same boat, facing the same dilemma?
    Do you think we should think in this case for negative gearing or may be I should stop working?[:D]

    Now I can see why it is difficult to find properties like this. Most of them don’t past the first test.

    Would you agree that we should be looking in outer suburbs of major cities?

    Can someone share suitable suburbs in Melbourne?

    Yes, actually I did get Break Free Package.
    The way it works is the current variable interest rate is %5.67 so if you borrow between 150 000 and 250000 the bonus is 0.5 of the variable rate and more then 250.000 is %0.6 of that percentage.
    Yes, I can set up a 5 more sub loans with out any yearly or establishment fees.
    You also pick up free consultation with financial adviser no ongoing fees for any accounts you might have with ANZ, check account.
    In that Break Free Package is included 2 credit cards with reward program for Qantas Frequent Fly Program, we are happy about that we travel a lot overseas (we should have pick that a long time ago)
    Having these cards on their own cost $150 in annual fee.

    So we are shifting all our account with ANZ.
    With CBA the bonus is %0.5 on 250000+

    Chandara, do you have any restrictions on your loan?
    We were not looking for fix rate loan we wanted to have as much as possible flexibility.

    Just to say after 12 years with CBA we have just gone to ANZ for LOC loan. CBA could not much ANZ LOC product.
