$50k sounds fair. We done a similar reno with me doing most of the work and it set me back around $35k

One change that i found would be usefull would be that when you click on a link it opens in another tab and not in the same tab that your reading. this way you can finish reading and then click on the tab. a
at 47sqm i would do 1bdr as the overall size would be really small.
cheaper rent is an option however you would need to take in to consideration some of the below.
- builder does not leave rubbish around like they normally do and do a final clean up before handover.
- who will be paying for the water and electricity during the build as this will spike during that time.
- trades normally do 7:00am starts – would this bother the tenant.
i cant think of any more points at the moment but im sure others would come up with some.
having the front tenanted while building in the back may cause some problems with the tenant

Call up a few of the local agents and enquire about some of the listings they have and attend some of the local auctions. By doing this you will see who makes the most effort and which agents are hungry.
Go the glass top. We used to have the coil but always had to fix it every 6 months.

I was receiving quotes between $90k – $200k So the gap is quite large.

Yes the prices are really high, the only issue is people are pay that price so everyone keeps on charging. i have had quotes in the past to build a GF and the difference between some of the quotes was around $40k, when i called up and explained that i had quotes a lot less than what they quoted they offered to match the price. just goes to show the amount of money some builders are making on this GF hype.

just like Jamie said. Crunch some numbers and only offer what you think its worth, even if its lower than the asking. You may be the lucky 100 offer that makes them realise they are asking more then they are going to get.
I have had offers accepted that have been under the offers above guide price.

i know the cost to paint a standard 3bdr house is around $3k and to buy the paint and material for DIY is around $500. price comes down to what you already have like brush, trays painting stick the less you have the more it will cost you. in saying that it will be less the next time around as you will already have everything and will only need to pay for the paint.
also like Jamie said you really need to buy good painters tape as the cheep ones are really hard to get off the wall and may event task some of the paint off.

i would have to say site auction over room. people would get emotionally attached to the property if they are standing in or in-front of it however if they are in room off-site they might forget how the property looked and may drop off as a bidder.
