probaly the law of good taste … usually you want to blend in to surroundings to give a home a timeless feel, there are exceptions though of course if the existing house is ugly or if you have a view to rear (waterfront etc) design the home for the view as this is possibly the 'real' front anyway..

you can get kitchen benchtops recovered in a new laminate or even a skin of granite nowadays… don't try to make a silk purse out of it, as new buyers often don't mind doing the odd job to add their taste anyway… give the place a fresh paint thru (especially your front door as this is the first impression), get rid of any blue sinks, re-cover benchtops, steam clean carpets & elbow grease & bleach any mould marks away (they will go if you get at it)… add a couple of modern ornaments if poss. try & make the property look bright, spacious & loved… that's my thought's… good luck
personally, I would get a quote from a licensed pool builder after he has sighted the pool, as a crack could be structural.. they could let you know of the condition of chlorinator, pump etc & any potential outlay required there also. good luck
hi Casper, often mortgagee sales & deceased estates are sold "as is" … this way the lender/ solicitor are not responsible for any problems so "Caveat Emptor" (buyer beware) is especially true here… ie make sure you know what you are buying & make your offer to buy is relevant with regards to any work needing to be done to the property.
I would be more interested in the movement in the existing home than whether carport etc has approvals done… they can always be done later but if the movement is structural it could be expensive to fix… wait to see your written report… you may be able to re negotiate the price if there is a small problem, good luck

Hi, I thought date of contract was the day the offer became a contract (ie. when the vendor & purchaser agree in writing on terms & price of a property)
& date of sale is the settlement date when the property is handed to the purchaser after fulfilling all necessary terms & conditions (finance, building, pest etc…) as outlined on the contract…. I could be wrong though… is there a real estate guru out there anywhere guys???wow… the "sparks" are flying now… come on now you guys before you "go round the bend".!!

I would check with your relevant council as it can change from state to state…. development to development even…. usually the dwelling must be 1.5m in from boundary of block to gutter line…. as i said though…best to get exact advice from your local council.. sounds like you're considering an extension to an existing home… is that right??ditto here too… either LOC or offset account…. get the best of both worlds i believe then & covers against life's unfortunate speed bumps a little also

you're confusing square metres & "squares".
there are approx 9.29 m2 in a square… a square is an old measurement equalling 10ft x 10ftmy calculations are 12.2 m x 8.05m =98.21m2 …. 98.21m2 divided by 9.29 =10.57 squares

why not move into your ip & then rent the other bedrooms out…
maybe you could do a few things to the place if they need doing also while you're there…
then when you wish to rent out again you may get a higher rent per week…
just an idea!!we lease our displays out at 7%…. pretty standard in Qld… can you negotiate the deal???
