    I currently live in indianapolis, although we only have our on home and no IP i am definately knowledgeable on which areas from a locals standpoint are desirable and which are scary!! I've fixed up 2 and sold them on for small profits…. people dont have much pride in their own homes!!!

    We have since found what we want, total is $500,000 approx.
    Home will be as investment for 2 years then our home when we return.hence no first home owners and stamp duty on land!!
    I've had an active ABN since 2002 but have no auzzie income for 2 yrs under that ABN.
    My wife is self employed for 9 months and her business made $105,000 with a net profit before tax of $65,000.
    I made approx 25,000 before tax.
    We have a loan in the states of 128,000 on our home which we've had for just over a year.

    Assests of 20,000 home stuff and 18,000 vehicles
    No debts and $40,000 in the bank.
    Can also borrow from folks as gift….

    does this sound possible???????

    We've only spoken with one guy who works direct for home building society, can anyone recommend some in perth for immediate help since we leave on monday….  just want to secure a block

    What kind of % increase would you say over the next two years for perth as a whole then??
    I mean, 20% average on a 300,000 would be $60,000!!! proabably what we'll be saving in the next 2 yrs…

    Has anyone read about the professor who came up with a new correlation between those that overstated and those that understated in the stock market (US i think), with his new formula he would of made money in ANY market over the last 20 years and they can’t fully explain the effect?? A few huge companies have started using his strategy before it disappear as more catch on.
    (can whoever has read this explain it better!!)

    I just wanted to add, for those people who take the time to write there personal stories in threads like this, thankyou..the lift and enthusiasm it can restore in someone starting out is tremendous..
    it really is like reprogramming your brain from everything you’ve been raised to believe and that takes repetition and time i feel.

    I for one liked reading foundation’s comments, having a rush of positives can sometimes stop you judging each post for yourself and get carried away, having two sides make you take from each argument what you want and keep a level, educated hat on.. I say thanks to EVERYONE who adds there 2 cents

    thanks asdf, do councils make public future areas that are being planned as new developments so you can track the number of blocks that will be available in say 6 months??
    And if they say they have plans to extend a road or build a shopping centre, school etc, is any of that concrete or just words?
    Just trying to put together what would constitute due dilligence for this in my mind.

    wow, I’m glad i asked.. i guess i pictured all you experienced ones in a office at home together in your PJ’s with the wife at one computer and the husband on the phone smiling at each other giving the thumbs up with a wink..

    I like the way jenny said that helpful involvement can just be a supportive ear that helps keep you level

    I was also half expecting one person to be the property tycoon and the other the partners bringing in the steady income…

    Is it just me or is the tread so far that the ladies are the savvy ones??

    so…. can someone explain to me how people in the “CAPRICORN THREAD” that’s currently going on are investing? Are they getting in and out while it all sounds great to the market and taking a profit? what i really want to know is.. what’s the risk in buying land in a new development being offered

    Is this sales agent (Rod) the agent for all land releases North of Joondalup??
    This may be the stupidest[blush2] Q this year but… Does he make normal seller’s agent commissions on each block or how does that work??

    we are planning a very nice reasonable wedding that K and I are very excited and happy with… K suggested not having a honeymoon “as it would be a waste of better used money” – her words!! Thanks for the insights, i never thought she may be thinking the way you described.
    Do you feel that your wifes input is very helpful, what does she do in the grand scheme of it all?

    I don’t need to worry about our “handling” of what we have, that’s a very positive part of our relationship, we are both very good with money and as a result the wedding planning has been very smooth and not too stressful… yet(still 5 months[blush2]). On the prenup side of the conversation i thankyou for your comments but we don’t much that we are bringing to the table!!

    Does your partner contribute to your Investing?

    If my PPoR cost that little and was somewhere i was happy to live i too would stay and use the equity to build a portfolio..

    I’m about to be married and wouldn’t want a financial agreement, what we have now is reasonably equal monetry wise and more importantly we are both very responsible with money.

    This thread is sad though that all that can be created together becomes nasty if eventually things become sour for someone about to be married[ohno2]
