    I think you should find out for yourself what skills you have and what you do best. If you can have a job that you are happy with and at the same time can sustain your needs and have some savings left for you. That will be great.

    Yes definitely it will be an added value to the property.  This will increase  the property's saleability.

    Just make sure you won't  go over the average ceiling price for that area.  Good luck!

    Profiling the intentions your the prospective buyers is very important. I would ask them about what they like about the property to gauge  their interest. Also ask them if this is their first property or if not do they have plans of selling the other property to buy this new one. Based from here you will know their urgency. Of course this should be done in a  tactful manner. Hope this helps

    If you were to ask me I find it quite a bit of hassle. First, If I need to use the bathroom with two doors obviously I need to lock them while I am using it and unlock them afterwards There might be  tendencies that you will forget to lock the other one, so its quite embarrassing thus privacy is being compromised. You have to install two light switches again for obvious reason. Just a thought here.  Thanks

    Have you seen this book?  Planning Your Perfect Home Renovation by Alex May. This book is quite handy will teach you about planning, budgeting, dealing with builders and tradesman. IT also features some  design and  money-saving tips.

    Generally, any improvements can increase your home's worth. But before spending money. you have to consider your present situation and your budget. How long will you keep or stay in the property?  Any immediate plans of selling it.? What's the average selling price of the  property in your location.  You don't want  value of your property beyond the ceiling price. But again, whatever your decision is . See to it that  you do your sums and make careful research.

    Its always handy to have built in robes to  keep the room organized.   Will make prospective renters more interested.

    Definitely will add value to the property.

    Isn’t that sweet?  I commend you for adding personal touch in dealing with your tenants. It shows how good person you are.  I suggest that you send them nice flower arrangement to decorate their house for Christmas. You can inquire from your neighbor nice flower shop. Who knows you might get good price deals if you booked them earlier. Thanks

    Double glazed windows are definitely valued adding features.  Creating thermal and sound insulation. Not only reduce the flow of the heat but serves as noise barrier between the home and the outside environment as well. You can also highlight the sound insulation and the energy cost savings features of your house in any of your marketing pitch. Good luck!

    The cost may vary depending on the task. I have seen an Australian website with quite sensible write ups about the varying costs of hiring an electrician. Although this might be an old review, I hope you can gain some insights from here. Thanks

    Leasing business typically hosts various types of issues and one of them is the repair responsibility. Before commencement of lease, the contract should explicitly define who is responsible for the repairs of the property to avoid misunderstanding in the future. Keep in mind that the issue is not who pays but who is responsible for the repairs.  This is more of accountability issue. Hope you can settle this the soonest. Thanks

    I read that Mark Rolton is one of the most respected real estate educators in Australia. He is very empowering and has the same real estate understanding as the successful property moguls, Donald Trump and Robert Kiyosaki.  It will be interesting to come across this mentor.

    Changing the old , browned patterned carpet will surely make wonder to the house interiors. I am not sure about changing the wardrobe doors to mirror. That might be costly, make sure you don’t  overspend. Why not consult  tradesmen to make sure you are making the right choices.  There are some who can give you no obligation quotes from there you can review your budget. Will  the improvement increase the rent yield of the property? I say it depends on the location of the property and the target market but generally yes!

    Before buying any property, make sure the estate agency is reputable and has proper documentation to sell properties. Some adverts posting “No down payment plan , Rent to buy scheme" etc. should be scrutinized further.

    It’s good to know that victims of this scam can seek compensation. Potential victims are also encourage to  call the WA Consumer Protection on 1300 30 40 54

    You never mention what is your purpose for having one.  There are free auto responder available out there. If for business,  you might as well consider getting paid quality auto responder. Free auto responder has its limitation which might not suit your business operations. Just a thought

    This is a very promising business prospect. $3,000- 4,000/month for short term rentals compared to $700-S1,000/month long term rentals. Not  a bad idea. What a relief to pay off the mortgage! Best is to place adverts on websites.

    Will somebody  50 years in the business be alright?. You try to  watch the testimonials in their website page. For sure they will give you their company profile for your review. They also got promotions which look very interesting. For sure they can service anywhere in Sydney.
