    Hello Matt
    this has been asked twice before – if you go to the search function (up on the left)and put in your title you will see them. Apart from Steve Mc’s answer there is not much info there though. It would be good to hear from someone who has had dealings with them.I guess that could be good or bad – happy and not looked any further or sad and dont want to admit to the mistake! Good luck, let us know how you get on if you go ahead.

    Hi Steve,
    I for one dont bother reading the negative posts -there isn’t enought time to read all the good information here. This forum is so helpful to so many it is a shame others feel the need to explain their problems to such a degree. If you cant make something work, move on and find something that does.

    I am no expert but I’ll give it a try, firstly, your numbers dont add up. A wrap contract is similar to a bank mortgage. the outstanding amount is x by the interest rate (which is usually 2-3% above standard rates) which would be a lot more than $308/week Also, regarding deposits it depends on what the Wrapper wants, and the title is transferred after the final payment is made. Have a look in previous threads there has been many discussions which shall give you much more information. i hope i have helped a bit. – well i see whilst writing this you have another answer …

    Richmond, I totally agree – but – what can they do. wont a person just re-join in another name? what a total jerk. some people obviously dont like others enjoying life. should probably just not read anything with that name on it.

    hello, not wanting to be too synical, but does this mean that no-one in Syd knows of a good electrician?They will know of a aircond person. Maybe you could narow down the area? i know of a great one in Melbourne (who goes to all suburbs) – but i’m sure you aren’t interested in the flight costs! Good luck. Lynne

    if you can build and make such a profit it sounds worth it. could you rent your house out and rent another cheaper one to live in? – just whilst building – and then sell one to pay off the other?

    Hello All
    we own most of our PPOR and (seems like ages ago) signed up for a -gear prop [:(!] if i knew then what i know now. anyway now we want to get into wraps & are talking with a few potentials (people who recently moved to Aus) I like the idea of win/win with wraps. So trying to get on our way. Slum lord – WOW! you are obviously a go getter. lucky you. [:D][:D] A very slow 1 IP at the moment. trying for more.

    Hi there. Heatherton is no where near the ocean. about 30KM.it is an outer suburb. i looked up realestate.com.au and was surprised to see the costs for both rental and sales in that area. i guess it must be ok nowadays. (traditionally a bit daggy) good luck.[:)][:)]

    great topic. very funny secret post.
    And to Michael, what a great system you have worked out thank you very much for sharing it.
    We were recently looking at a house and had spoken a few times with the agent and after a couple of weeks the agent called us and said they have had an offer of 450K but if you offer 450K and let them rent it from you they will sell to you. Well in my opinion its not worth 450K and the place is a tip when they own it so not going to be a tennant of ours. and three weeks later -still ‘for sale’! On a lighter note. I do agree we need to find good agents and work with them. It must be hard when there are so many bad generalisations about their profession.

    Matt I think it is a great idea. After checking all the good suggestion here. Are any of the flats owner/occupied? The minutes would be a great source of info and after you buy you have 3/4 control over the body corp.decisions in the future.

    ok. this maybe my only expertise but, Justin, if you look at the left hand side headed “Forum Boards” at the bottom of the list is “search” it is a great funciton & works really well. try it out. Lynne

    Have you read the vendor finance/wraps forum topics. there are many similar queries/answers. do a search and see what you come up with.there is one called chicken or the egg. good luck. Lynne
