what about capital growth? what could you achieve in 10 year?
What areas in kansas city will provide a good cash flow but will also give you long term growth….lets say double in 7 years
Ok now that I have paid more attention I can see exactly what you do and what you offer. I guess on my initial visit to your site I was short on time and only had a brief look. It is a very busy front page with links and diagrams that I was unsure if they were advertising or not. Now that I have spent some time reading I may look into you some more

Just to explain I guess my reason to looking for a support group or someone like investors edge is because no matter how many books I read i am still unsure on tactics, strategy etc etc. I could be researching and doing reading for years. I feel like I am not an expert all i feel is like there are so many variables to get property investing right.
I think Australia is in a unique situation makes it very different to the USA. Things such as population growth, ageing population, skills shortage, WA and minimg boom, conitnued minimg boom and china growth. I think all this is a flow on and chain reaction that moves and touches directly or indirectly industry and investing such a property. Australia will continue to grow and people will keep wanting to come to Australia to live for a long time…….

I have my house with alot of equity avilable(this is where I would expect to get the cash flow from if required) I also have an IP with a partner 50/50. Now I am reading and trying to learn and understand more so I can purchase an IP on my own.
If I used the equity in my home not only to provide the 10% deposit on the IP but also use the line of credit to meet the difference between loan repayment and rental income for approx 5 years I would be hoping… if researched properlly that after 5 years the rental income = intrest repayment. I guess there are many pitfalls to this……..and I am only really thinking about it as well as all the other property invesment strategys out there. I guess I need to do the figures with an accountant.

So what you are saying is that if you don't have the difference to make up the loan repayments, you cant start property investing.
But couldn't the 50K sit as a line of credit and only be drawn as required? and then hopefully after 5 years or so the rent is at the same level as the property loan repayment? (by the way the 50K would be coming out of the equity of for example my own home)I agree its a scary thought but it seems like it could work because the long term growth of the property would out way the short term hit

Interesting topic, I have been thinking about the same thing. Would it be better to purchase a apartment inner city because you now people rent close to the city but for a similar amount of money you could purchase a Unit or house in an outer suburb. For a Melbournian I am comparing StKilda East to Dandenong for example. But question is "who rents in Dandenong"? Do you get people renting out that far or is it mainly owner occupiers and home owners etc etc
Sometimes I wonder why would a family or a couple rent out in the outer suburbs, I may never get tenants……….my panic mode sets in….Any thoughts?
