    Ming,

    I recently brought a house infested with termite on the back fence and retaining wall but not in the house. This was picked up during the pest inspection and got a quote from the inspector for the treatment =$3k. I than proceed to ask for a reduce in price before settlement and the vendor was willing.

    U can always walk away if you not comfortable.

    Hi Megan,

    Agreed with you. We've holding out for few years now and really never question the strategies as cap growth is there. I also think with rental yield picking up, we should see some price movement with it. At the moment, we don't have any CF issues, funding from rent, our salaries and doing the old 221D helps a lot.

    I only question that if we were to achieve +ve CF, would we need to sell our -vely geared prop and start again. Like you and Terry said, +ve CF props is harder to come by these days.

    Thanks for the opinion. Yes, we are exploring the option of adding values to the props and increase the rent given we have really raise the rent for few years.

    We thought about adding a deck to a villa we have to expand the living area and the quote I got so far is around $7k. The backyard is sloppy and not usable. I think this allows the tennant to have an area for a bar-b or a deck to relax. What do u think?

    Hi All,

    I also experienced that around the Narangba/Morayfield area lately where I noted down 10-15 properties to call and found only 5-6 left. It is selling like hot cakes in the area, especially under $300k! It can be frustrating as most of the properties on realestate.com.au are just going through the "Cooling off" period before the "Under Contract" goes up.

    One agent told me that there were a lot of investors from the South buying in the area especially from S.A. I guess I am one of them from NSW.

    Hi Beck,

    Thanks for the feedback. I got an email reply from Spiro about his fees and it also didn't add up for me. My only fear is that the property may ended up not generate the +ve cashflow that the company said it would. What do I do then?

    Thank you all for your sugguestions and opinions.

    It is often a challenge investing interstate. I am from Sydney venturing up to SE QLD (supposingly the highest growth population growth in Aust).

    I have heard of Redcliffe, Inala, Darra and Ipswich and am interested in these suburbs as well. Without having the local knowledge, It is often hard to judge whether these subs are good investment or not.
