Thank you all, I genuinely want to do the right thing for all concerned and achieve a positive outcome but it just seemed a little overwhelming just 3 days into the lease. It is a very good property and well maintained. I still dont understand about the garage. It has not rained and cannot see any watermarks from previous downpoor. I am going there tomorrow and have a look for myself. Meanwhile I have arranged for the gutters to be cleaned and the oven door to be looked at. No cat door.

Hi Raddles, i did have a building and pest inspection prior to purchase. TV Antenna is a good one i never thought of that but tht was not mentioned in the contract. Something to look out for next time i guess.

Hi Richard,
what you described is exactly how i felt. Seems to be very common. I can only say i felt this way because i was doing everything else except actually buying any property. i was a serial spectator not a competitor. Well i took the plunge and bought my first one last month and thanks to all that info that was sitting in my mind i had the knowledge and confidence to buy another one just last week.
Set yourself some goals and go from there, the right time is different for everyone.

Hi dammit, today i just paid my 10% through internet banking. no probs.

Just an update, I rang the insurance company today and they advised that I could take out a policy on the building only if I wished but in the event that the place did burn down, between now and settlement, I simply would not settle. Unfortunately I cannot insure the costs already incurred inspections, legals etc should this happen. They can only insure the house so that I can rebuild it after I settle.

Foundation, I am new to the property market (very new only have PPOR no IP, working on it). I read your response to Peter with interest but could not follow all of it (some of went over my head). can you please spell out the long and short of for us newcomers.
