    Front property will drop, by how much depends on the market. Also remember that rear battle axe properties are usually harder to sell then street forntage blocks.

    Should be able to get someone to demolish the property for 10K maybe less depending on the state of the house. IMO you should get the fences put up so that potential purchasers know exactly were there property will be.

    Also with the Infastructure works, I would get them re quoted by a couple of different companies so that you know what the go is.

    Also settlement cost on 600k would be around the $1200 mark (differs with different settlement agents.

    You will also have to get Site survey done dont know about the prices for these in QLD but we can usually get them for around $300

    Hi Marie,

    We organised a house behind a house scenario for a client early this year. The numbers work out well, this may be because they owned the property for a number of years but the bank valuation on the back property came in at a price everyone was happy with. The council was relatively easy to deal with. So I would have no problem working in that area again.

    Hi Guys,

    Work out in Kelmscott gosnell area. Heap of cheap subdividable blocks out here. Real good place to start with a three or four unit site. Client bought a four unit site for 310k only a few months ago.

    They use the R code as a minimum, you still have to get it approved by council. If you go with a strong enough case it is not unheard of to get it changed. However use the R code yourself and then talk to town planners to see if they can fit anymore on, talk to a few until you get the answer you want you never know you may be able to squeeze a few more on.

    Hi Bradmonz

    I am unfamiliar with the gold coast council rules but usually it depends on the zoning of the particular block so look into it and check with the local council to do with the zonings,

    Wisepearl nailed it mate. The designs dont really matter but the council will need to see plans so they know that you can fit your 3 or 4 houses on the site. Also look at the frontages of the block you may be able to get four on but it might not make any sense. Also look to see if other developments of this type have been done in your area that way you can see if there is a market.

    Hey Mrs P,

    If you search this site for Carly Crutchfield you will get ALOT of good reviews most members seem to be happy with what she offers
    The worry is that most of the threads on Mark Rolton do not paint a good picture.

    2000 for marketing???? That is a hell of a lot sign cost $250 internet advertising cost 250 make thats 1500 for print media, may want to check this with your agent mate.

    Well ill stay out of the company side because thats what we at Stroba Group do. We do the hole process but you can also go to a local town planner for the approvals and submissions. From there you can get plans drawn up and look for a builders to quote on the plans for you.

    In regards to selling of the plan or ready built it depends how good your funding is and how many units you are building.

    With an eight unit site I would sell of the plan because once you sell all the properties you can get 100% finance. (does that make sense)

    But with three or four units the carrying costs are smaller and you may be able to manage them

    Im a low risk kinda guy so i would try and sell a couple of the plan to help with finance

    Ill tell you this please dont take it in a bad way or anyway reflecting real estate agents.

    I am an agent and if you told me that this was your first property I would automatically think that I could push you higher on the purchase price. Whether it be nerves or whatever first time home buyers and investors tend to pay more.

    No offence, but hopefully it helps in the future
