Lockymac replied to the topic Does value drop after subdivision? in the forum Value Adding 14 years ago
Agree with SNM
Front property will drop, by how much depends on the market. Also remember that rear battle axe properties are usually harder to sell then street forntage blocks.
Lockymac replied to the topic Subdivision – 1 lot into 2 in the forum Value Adding 14 years ago
Should be able to get someone to demolish the property for 10K maybe less depending on the state of the house. IMO you should get the fences put up so that potential purchasers know exactly were there property will be.
Also with the Infastructure works, I would get them re quoted by a couple of different companies so that you know what the go…[Read more]

Hi Marie,
We organised a house behind a house scenario for a client early this year. The numbers work out well, this may be because they owned the property for a number of years but the bank valuation on the back property came in at a price everyone was happy with. The council was relatively easy to deal with. So I would have no problem working…[Read more]
Lockymac replied to the topic Perth – best suburbs for subdividable houses? in the forum Value Adding 14 years, 6 months ago
Hi Guys,
Work out in Kelmscott gosnell area. Heap of cheap subdividable blocks out here. Real good place to start with a three or four unit site. Client bought a four unit site for 310k only a few months ago.
Lockymac replied to the topic Subdivision R-code optimisation in the forum Help Needed! 14 years, 11 months ago
They use the R code as a minimum, you still have to get it approved by council. If you go with a strong enough case it is not unheard of to get it changed. However use the R code yourself and then talk to town planners to see if they can fit anymore on, talk to a few until you get the answer you want you never know you may be able to squeeze a few more on.

Wisepearl nailed it mate. The designs dont really matter but the council will need to see plans so they know that you can fit your 3 or 4 houses on the site. Also look at the frontages of the block you may be able to get four on but it might not make any sense. Also look to see if other developments of this type have been done in your area that…[Read more]
