     But  at the end of the day it is just a house, i would go for it especially if the price is right, clean it up a little and make some money off it!!!

    Hey Aaron,

    There are a few things you can start by doing, such as talking to the local council in the area you are looking at buying the block, ask the town planning dept about any restrictions they have, what the minium size parcel of land they require is, services, building requirements etc… Make sure you get in writing all the information and that someones name is attached to it. Once you have an idea from town planning then you will need to take all the land information to an architect or draftsman and get them to draw up the units to suit what town planning has requested. Make sure the unit designs are suitable to the surrounding area, are also going to be bought when you come to sell (talk to the local realestate agencies around the area to see what type of units are selling). Costs involved will vary from area to area as to what town planning requests, design of units and location.
    Umm builders i can't really comment… Time estimates will all depend on town planning.

    Hey MTM,

    I have seen it used in sth east melbourne on new display homes by henley homes, from a distance looks incredible, up close looks great aswell, just a matter of getting your mind around the fact that it is fake!!.
    I would be interested to see how it handles excessive traffic, like children or animals. My father is a landscaper in the ACT, he has also seen it and reckons it looks good and nice under foot.

    Hey Misty,

    Best way is to make sure you have a set of WORKING drwaings and give them to a Registered builder for a price. I recommend meeting withe the builder to go through exactly what you want, not just give them a plan and ask for a price as interior fit-out costs can vary substantially.

    Hey Misty,

    The registered builder needs to be able to obtain a letter of eleigibility for builders warranty insurance. That is the insurance that covers the property for the 7yrs as well as during construction if the builder was to die, dissappear or go bankrupt. So in answering your question yes they would have to be able to show some form of equity or savings.

    Wow you have some huge questions….

    To become a Registered Builder in Victoria you have to have at least 3 yrs experience directly  in the industry, you need to have completed a Cert IV in Building and construction Management, this is about an 8 month course….
    I beleive the new owner builder laws state you can only owner buil 1 every 3 yrs.
    I would have to agree with David, if you have no real experience in this area you would be better off financially and building wise to employ a Registered builder as they also have to wear the 7yr Guarantee as well as other insurances.

    Hey Misty,

    Look the cost can vary between $30m2 to $55m2 for plain concrete, colour starts at about $50m2 upwards. The best thing to do would be get 3 concretors in to quote and ask for an address where they have previously done work then look at all 3 options and pick which one is best for you.
    I deal with concreteors all the time and that is what I do before getting any work done.

    Hey Grazy,
    Simple things can lift the bathroom and change the look real quick as Art said a new vanity, new splachback tiles, bigger mirror a lick of paint, new taps etc.. all these are a very inexpensive way to update a bathroom without getting into any demo work.
    Just use light colours give the sense of space and freshness.

    Hey Gavin,
    I think from what i can understand that the block is vacant??
    If so you need to get plans drawn up first and approved via council. Once this is done then you go for building permits and that is where the fees will kick in, you will be charged a fee for town planning approval.

    Subdividing depends on individual councils.
    Reno work I would be happy to help out as I am a registered Builder in Victoria.

    I can’t help you with where to find +CF properties but i can help in the cost of building. The cost and build price all depends on a few factors such as size of dwelling, fit-out of dwelling and materials.

    Hey Katz,

    I know in Vic when we recently put in an offer it was actually on the contract. I am not sure bout Qld though. I beleive that if you can just make an offer on paper before signing a contract however the solicitor/conveyancer is brilliant for the section 32’s.

    Hello,

    The best way to find out is go to the local council and see what there requirements are. They will make or break the idea. I would say however you could fit 2 sensible size dwellings.

    hello Dave,

    First thing mate is I would get a soil test before you purchase the land, as this will determine a few things when comes time to build and the block may be full of rock or rubbish and building costs go through the roof when you hit rock. A soil test should cost around $500 and it is worth the peace of mind. You can get a soil test done before buying the land you just need to tell the land sales guy what you are planning on doing.

    If you have a house design make sure it fits the block or is suitable for the block to not just fit but get the best energy effeciency.

    You can measure the site yourself just to check that the size they are selling is the size you are getting.

    Other than that you need to then start price dealing with the seller and then organise the bank.

    Hey vluu75,

    Go to Chris and Maries for your plants, they are pretty reasonable especially if you buy bulk.
