    I don't know of a website as such but the best way to get a price is to speak directly to a Registered Builder and have him give you a price. Where abouts are you looking to build???

    Hello,

    I recommend you contact a mob called Tradies that work. They are a data base set up in Canberra for tradesmaen that have been recommended as good honest trades, they cover just about any trade you can think of.  There web address is http://www.tradiesthatwork.com.au. They are all tried and tested trades.

    Hello Scampy,

    Just let me tell you that you need to shop around, NBG are the sales group, they then feed it off to a Reg builder, if you go direct to a builder rather than a sales agent, you may save some money and hassle.
    Just my thoughts on it!!!

    Hey Aaron,

    Just make sure when you go to council that you get everything they tell you in writing!!!!!
    I have built a small unit in Cranbourne was 107m2, it is a good little earner for the client I built for, 2 bedrooms bathroom laundry and one main living area.

    Hey Jase and Flic,

    Just thinking…
    To render whole house you are looking at about $38m2 with colour in the mix, this is the best form of render as it doesn't need to be painted and holds its colour. What are the rest of the houses facades like??? maybe just rendering the front with a 2 tone affect and a feature pergola or structure to break up the front and give it a visual wow!!

    It all depends on the end result you are trying to a get…

    Average cost is between $20-40m2, those prices are in Melbourne.

    Hello Ozboy,

    I have used both materials for cabinetry work. Vinyl wrap is cheaper and yes can be made to look like two pac as for bubbling i have only come across it a few times and it was because of poor manufacturing. Two pac looks brilliant but if you scratch or damage it, it is going to cost.
    If you are looking to use in an IP then i would use vinyl wrap or even just laminate.

    Hello Property Passion,

    I am a Builder in Vic, I recommend you go to either the HIA or MBA and do their certificate IV in Building and construction management as outlined by peter. This course will take you 1 yr part time. That certificate is the most simplified and quickest way to get the academic requirements required by the building commission on Vic. You will then need to be able to show at least 3 yrs minium experience of on-site work. Building 1 house as an owner builder even if it takes 3 yrs won't be enough to pass the commissions requirements. I recommend you also call the Building Commission firstly and ask them to send you out an application package to become a registered builder. That package will outline EVERYTHING you need to know, have and have done to gain registration. Then after you send all the required paperwork and forms there is an interview with the building commission that takes between 3-5 hrs and if you pass that and have all the requirements they will make you a registered builder (maybe).  Have you evert thought of finding a registered builder and making an arrangement with them so that you are the developer and they are the builder???

    Take the profit mate and invest to make more… If you keep the car how long do you beleive it will take to get from the $80K up to $150K??? With buying another property how soon will you make up that $70K in equity???

    Sell the car buy another property, sorry to sound harsh:(

    Hey,
    Could be quite cost effective in doing the improvements such as new carpet, paint and air con as you will be able to bargain on the fact there are 4 units involved. As Marc said do some real research on the rents!!

    Hello,

    The company i used to work for is in the middle of constructing 6 units and about 3 yrs ago they also built 8 units up in Lakes. Steady growth from what I can see and some developments starting to unfold.
    It is a very good stop over point for people travelling the coast run into melbourne from syd or Canberra.

    You can negotiate, however most will not decrease the price but rather add some extra inclusions into the deal.

    Aaron,

    I have been thinking about the builder side of things, you need to have a look around and look for other builders who are doing unit work. They should be used to the council requirements that come with building multiple dwellings. As for not being ripped off that is any ones guess. Talk to a few different builders see who you feel comfortable with and I would go for it, even if they aren't a well known name does not mean they won't deliver a beautiful product after all there are apprx 25ooo registered builders in Victoria alone and no one knows all of them or has dealt with all of them.
