    If they used a spray protection for treatment, then as soon as the ground around it has been disturbed the treatment protection is void as far as warranty goes.

    Third one looks good, why not try the sandstone with darker centre insert/feature brickwork.

    maybe just cement bag the brickwork then glass splashback/mirror, just be aware that mirrore splashbacks look great but can be reasonably expensive.

    Rockian,

    Tiles will wear much better than timber, especially in a rental situation. It is a lot quicker and cheaper to replace tile than timber flooring. And if properties are just for renting… Save the dollars and utelise them elswhere, an item that may get you higher rental return.

    Where abouts do you live??? In Vic if it is under $5K then you don't need approval, however you need to check to see if what you are going to do is going to affect the structure, then you may need to get an engineer in to look at it. If you are just installing a wall which will not affect anything structually then you would be fine.

    Agree with Tools, you shouldn't have to wear that, nor should your tenant. is he a reg builder?? or licensed trade?, did he give you a warranty on works undertaken??

    Unfortunately as has been mentioned these are specialised trades, they need to be licensed trades and for the work they do if something was to go wrong they can cause major injury and or damage. I am a licensed builder here in Vic and i still have to use licensed plumbers and sparkys, they come with a certificate of compliance on all work done. If you think the price is to high then get another quote. But then again if you are going to be a tight arse and try and screw them on price or complain because they are trying to make a living then hey what can i say!!! Ask them questions on how they came up with the price eg: are they supplying fixtures??

    Hi,

    Normally it is brick veneer, where you have single skin brickwork on the outside and a timber frame on the inside.
    Double brick is exactly that, it is 2 skins of brickwork and no timber frame.
    there are pros and cons to both!!

    Yes they are a Hotondo franchise.

    Best thing to do is write up a list of what you want in your house and what you NEED. then make sure when sitting down to talk that all of these items are listed in writing and a price put next to them.
