    Hey Misty,Best way is to make sure you have a set of WORKING drwaings and give them to a Registered builder for a price. I recommend meeting withe the builder to go through exactly what you want, not just give them a plan and ask for a price as interior fit-out costs can vary substantially.Luke

    Hey Gavin,
    I think from what i can understand that the block is vacant??
    If so you need to get plans drawn up first and approved via council. Once this is done then you go for building permits and that is where the fees will kick in, you will be charged a fee for town planning approval.

    Subdividing depends on individual councils.
    Reno work I would be happy to help out as I am a registered Builder in Victoria.

    Hey Katz,

    I know in Vic when we recently put in an offer it was actually on the contract. I am not sure bout Qld though. I beleive that if you can just make an offer on paper before signing a contract however the solicitor/conveyancer is brilliant for the section 32’s.

    Hello,

    The best way to find out is go to the local council and see what there requirements are. They will make or break the idea. I would say however you could fit 2 sensible size dwellings.

    First thing mate is I would get a soil test before you purchase the land, as this will determine a few things when comes time to build and the block may be full of rock or rubbish and building costs go through the roof when you hit rock.     I am a registered Builder in victoria, the average price per sq is between $4600 with just the basics up to $$$$$ i wouldn’t want to even guess. It all comes down to what you want in the unit (fittings, appliances, finishes eg.granite, vinyl wrap/laminate etc.)
    Unit development is usually higher as there are added costs.
