    Jenny I have to say that Service apartments have more risks.
    And it’s with commercial loan not residential.

    If you have limited budget, why don’t you go regional towns to have a look?
    You will be surprised!

    hrmmm like what I said, it really depends on what you want from the property itself.

    ? capital growth by negative gearing? positive cashflow? quick cash? …etc.

    And what’s the reason that you would want to focus on studio apartments?
    Why would you want to target on Melbourne CBD?

    I think success usually comes to doing things differently.
    But you have to have enough valid reasons to go for it.
    Otherwise you might buy a lemon at the end.

    In addition,

    I know commonwealth bank is the bank which is “happier” than other banks in terms of lending money to small size units.
    I would think demands come from what “people” want more than what “banks” want.
    If people have a choice then I believe people would choose a 2 bedroom instead of a studio.

    hrmmm….I won’t consider to buy studio apartment in Melbourne CBD.

    I think 2 bedroom apartment will be a better idea.

    PRO’s – cheaper
    CON’s – bank doesnt like it
    Melbourne CBD oversupply risk
    no capital growth
    harder to resell it

    However, there are still ways to make it work.
    It really depends on your strategy :)

    I went to her 1 day free seminar few months ago.

    She seemed legit and actually knows what she was talking about.

    The reason I didn't take her course is purely personal.

    I enjoy Steve's talking a lot more than hers.

    Again, I think she is legit and you can learn a lot from her.

    But personally I prefer Steve more.

    I signed up for her course few weeks ago.

    To me, to go to a live workshop is a lot better than reading books at home.

    I started with Steve's book and after that I was very interested in property investment.

    Although I read his book few times but it still didn't give me a clear idea how to start.

    You get more out of a live workshop than watching youtube and reading books at home.

    That's prob just me. I just find it a lot more effective and more efficient so I am willing to pay that much for it.
