I have called the insurance companies (AAMI, Your Insurance Group, CUNA) I use for other properties but they won't insure the building as "there is common ground other than the driveway and paths", they said I need to be careful to get the right type of insurance.

I have used RateBusters in the past for 3 different loans. They were extremely good to deal with and helpful. There products are great with the free features such as the offset account and low rate etc. The catch is definitely the exit fees. I'm looking to refinance one of the loans now and looking at $1500-$2000 in exit fees (and I have had the loan for just over 2 years). For this reason I won't be using them in the future as I plan to refinance to release equity after renos etc for deposits on more properties.

I think you have every reason to feel confident in what you are doing, you are at least out their doing something unlike those people that may be cast negative doubts over your plans.
I have also found that some people that worry about the over-extending etc are just those that care about us, it helps to try to get them to read a few books also and try to see things from your point of view. Easier said than done I know!
There is so much information out there we just have to make the most of what is available. I think the more experience we gain the more our confidence will grow also.

LisaThank you very much everyone for your thoughts, greatly appreciated. As I live in a regional centre (500 kms to nearest capital city) it is difficult to get to a lot of the seminars out there so I really do have to be choosy about the ones that I pick.
I have purchased 3 properties so far over the last 3 years and have read a lot of books and magazines but think that this seminar might be just what I need to increase my self confidence a bit so that I can take my investing to the next level, a bit of a kick start so to speak. And what better way to do that than listening to motivational women who have been there, done that.
