    Hi Playmoney

I have done short term leting for the past 3 years in inner Brisbane, have found it to be well worth it as long as you don’t mind the hands on approach – it’s not a set and forget type of business. If you make it a pet friendly place then you will open up your vacancies a lot – there is a hideous undersupply of pet friendly properties, and I have never had an issue with pets.

For vacancy rates, ring the local real estate agents who do letting, they should be able to give you correct info for your area. Also, sites like stayz.com.au and takeabreak.com.au have calendars so you can sticky beak at the competition and see how full they are.

Happy to share info – you can also have a look at my website http://www.homelyhouses.com.au. I am actually in the process of putting together a system so that people who want to start this kind of thing can join a larger “group” – so if you want more info on this or anything, let me know. Send an email is fine.

    Good luck!

    Lindy

I am probably deluded – but i thought that all residential rent was was GST exempt?? I currently have a residential lease (private, direct with owners) but had thought to change to commercial to catch the GST ????

    Hi Jason!

I run a holiday accommodation business in brisbane, and I found all the information of the legal type from my local council. Extremely helpful, although it may be a good idea to call more than once to make sure you get the same reply each time! [biggrin]
You will find there’ll be bylaws on the number of people it can accommodate, the facilities necessary, etc etc. I found that I was able to have capacity for 6 guests without it coming under the new (for Qld) laws relating to boarding houses (fire alarms etc). Yours will most likely be different.

Also look at your Department of State Development website, I found ours to have oodles of useful information.
Good luck! Its a fun thing to do.
