    Thanks Simon – like houses I suppose you can go for yield v growth? Just tossing up as I work out my investing strategy.

    Some kit homes seem ridiculously overpriced. PAAL does have a good range at a reasonable price. They don't have that kit-home look to them either (except for the very basic models).

    Definitely talk to a surveyor/civil engineer/town planning company. There are a couple of good ones in Brisbane that will show up via Google. I costed subdivivding a double block straight down the middle (1110 into 550ish) at around $43000 give or take $5000 depending on various variables. I asked the same question around a week ago and got some great info.

    Thanks all – I have a much clearer idea of costs. I have spoken to a civil engineer/planner/surveyor. Looks like it will cost approximately $45k.

    I think there is some around Albury/Wodonga. The council in Wodonga particularly is proactively encouraging development through attracting businesses to the area.

    I like Deagon myself. Also Leichardt or One Mile near Ipswich due to nice big blocks.
