    I know of a house where an elderly lady lived til she died. Having come from the depression era she was prone to stashing expensive antique jewellry away.
    Anyways, the house was sold soon after and the new owner arrived to find piles and piles of newspapers in every room. He quickly ordered a skip and dumped it all.
    weeks later, the new owner was talking to a relative of the deceased. It seems that her amasssed fortune was not distributed to any relatives.

    Check the mattresses and get a metal detector for the grounds.[whistle]

    Geo- I like the upfront technique you suggest with agents! my question was about private deals ie no agent.

    Anyone got a strategy (business card in letter boxes, ads at rsl etc?) that has worked?[stun]

    a friend of mine said he knows when his offer is too low cos the seller will chase him down driveway with a rake. He gets a blank stare and looks to the distance when telling this story.

    I appreciate your patience in typing out topics you may have explained many times before.

    I like the idea of props owned by a hybrid discretionary trust with my company as trustee. Will read up and may do all future IPs.

    I transfer market rent (acct. reccomended technique)and have remainder[evo] build up in company.

    Reality can be what you let the skeptics make it, Nice reality!
    OR What If you can have everything you wan’t. Cover the downside and aim for the heavens. Are you all telling me that there is no way to insure against the worst.
    Point noted that some people are gambling but isn’t investing covering your risk and aiming for the big pay offs.

    By holding I reckon (note I have little experience in investing) you are losing ground to inflation, So you would need to find a deal twice as good later on to make it worth it.
    Do you really think the financial papers know what the market will be in 12 months (what is the weather forecast tomorrow?), Buy a property for what it is worth or less ie: cash+ IPs. and then the market can deal in their imaginary future chicken eggs and it won’t affect you. GET the good interest rates while you can.

    So if we (new to investing) can get 80% easily financed with no worries, (feel free to jump in and finish this sentence), we could 1.ask vendor for second mortgage?, 2.Offer an investor a good rate to loan you deposit cash? 3.wrap 4. Busk Clown tricks on Bourke ST. 5…Rob bank (I hear you can average about $15k each run)

    If you had full integrity, would you even need to know the word “secret”

    OK i have done some calculations, if you think the property is worth more than the 204000 bid above, then i will guess you think it is worth ummmmmmmmm. 205000?, if so then if you took a conservative 4% appreciation in value over 5 years which would come to an increase of $44,412 by the end of your 5 yr loan. You should be able to find someone to sell this to. If you sold it for say 20,000(the investor would be making over 100% over 5 years (better than 5% term deposit). Plus you could put it into the contract that you keep any capital gains above this.
    In 5 years, you have property revalued or sell and pay out investor. Or roll deal over again.
    Ps I think you smart to lock in Interest rates.

    I am posting this purely to open some worlds. If you can some how turn a property into making a return higher than 10% on cash down, and be able to repeat that event over and over, then by my calculations you should be able to give an investor/organistion who fronts the deposit cash a better deal than term deposits (secured in property). Why would you settle for anything less than millions and millions. Who told you otherwise.

    H, hi. now i am about to suggest something and know that i have very little experience in property at all, i am good at fixing stuff though.
    Could you sell a contract for a percentage of the capital gains that this property should make over next few years for the amount of cash you need now. I’d be interested.

    Thanks Terry, i have shown my impatience by not searching around the forums. As I plan to have lots of cash+ properties, It looks like a lot of members suggest a family trust.I will research more. I am finding out that by jumping into the deepend quickly, that there is a lot of water….. anyone got some spare floaties.[blush2]
