The strong rental demand in both Atlanta and Florida is good for getting tenants… What you have to ask yourself is what place is going to give you quality tenants. Crime rate is usually a good indication.

I think that even if rent yields drop a percent or two in the next year capital gains are defiantly on the horizon. The market is already starting to recover with the median prices rising 4.9% from a year ago and new home sales increasing in April 3.3%. Of course, there is the slight possibility I am being over optimistic. I tend to be sometimes! lol

Check out this yahoo news article http://news.yahoo.com/property-management-us-industry-market-research-report-now-080201579.html about the US property management industry. As you all know, this is one of the biggest concerns for Aussies buying overseas property. This article really takes a good look at the industry and directly relates it to the real estate market.
Thanks, so basically, its not the cheapest nor the most attractive market for foreign investors. However, if you are willing to shell out a few real dollars its a good deal.
I agree, from what I have seen, mining towns can be extremely risky. It is defiantly not a good idea for a long term investment. Nothing looses its value more quickly than a rental property in a mining community once the business goes south. However, if you can time the market right, and stay in just as long as you need to, you can make amazing profits.

I am also interested in these tours. Can anyone give me a price estimate? Does it depend on the market area?
