How is property management in Shanghai nowadays?
I dropped by at one of Century21 offices, and a few REA there, in Sept 2004. To my suprise they didn’t have property management service?Cheers,
I think for a beginner it’s hard to feel comfortable for buying a property unseen.
Margaret Lomas, in her book, ‘A pocket guide to investing in Positive cash flow property’ gives 20 checkpoints to safely buy something unseen.Cheers,
I bought two properties there in mid 2004. Initially, the gross rental return were around 7 and 7.7%. But because the secoden stage of the alumina project was postponed, the weekly rent dropped from $280 to $250, and the second one from $240 to $200, after being vacant for nearly 3 weeks each. According to the local REA, rental market is quite steady now. No one knows when the project will be resumed. If it happens, certainly the rent rate will climb up again. In a nut shell, the rental market is very project dependant.

How much does it cost to get a DA for a normal residential land. Say, for building a duplex or two detached houses. Some one quoted me about $8,000 for the DA, And another $4,000 for a CC.
