I expect that if you are comfortable with using a spotter – yes, it could work. Though you are going to have to know how to evaluate the properties they pick for you.
I’d be very interested in meeting some like minded people as well. It can be hard to find others who share the same view on investing when you start to talk about +ive cash flow properties.
