    Di, buying a IP doesn’t always come with good tenants. In fact, many people here would probably have come across bad tenants, which is no big deal as long as you know how to manage them.

    Steve McKnight mentioned this in his book and how he massaged them and get them behave well, giving incentives and nice surprises but there are occasions that he had to pull the plug and lose some $$$ while it is vacant.

    Similarly for renovation works, he and his father and Dave tried one and earned $8000 plus over 6 months, not according to schedules and decide that renovation is not for him

    You have to identify what is for you and what you are passionate about.

    If buy and hold is not your favourtie, try reno, wraps or flips.

    Di, thanks for pointing that out.
    Looks like I should read John Treed’s book.

    Well anyone can claim to be right but at the end of the day, the one who is right is one who goes out there and do it and get the returns for life.

    Am I right?

    a friend of mine bought a IP in Horsham but he told me that it is still worth trying to look for one there but it is getting pricey.

    Hi AR,

    I found one last week on the internet re: commercial property some 30km away from Melbourne CBD.

    But I didn’t pursue. It fits the 11 SS guide.

    Hi all,

    If I’m not wrong, the 11 sec solution guide is to produce a 10.5% return on properties.

    Whether you will want to accept 10.5% as the ultimate guide to buying properties is another matter altogether.

    Am I right?

    Hi Maximus and all,

    Looks like I need to seriously look at properties in the redland bay area.

    Any other areas that look favourable? Have you tried using the 11 seconds solutions by McKnight to filter properties?

    Hi all,

    I’m Law and just bought McKnight’s latest book. Exciting!

    Anyway, I’m keen on buying a investment property on the bayside of Brisbane…Manly, Wellington, Lota etc. I reckon they will be like Sydney’s Manly, Eastern Suburbs in the next few years.

    Any tips so far?

    I’ve been to The Investors Club but still apprehensive about it.
