How did you go with your plan?
I found your case really interesting because my partner and I are making up our minds on how to maximise all the existing options as I can see you guys want to do (leverage). In our case we're a gay couple, we're migrants, so we're not getting married anyway, which could be an advantage maybe yes, maybe no, maybe there's no difference. That's what I am still trying to understand.
My plan so far could be (it has to be revised) to buy a off the plan investment property, then each one would buy a house using the FHOG if possible.
It would be great to know how things worked out for you both.

I'm looking forward to reading the result of your approach to the US market, I was there several times in 2008 and there were VERY good deals, I lived some close to Miami, but I wasn't even thinking in becoming an investor. I haven't made my research about how things have changed since then. It's inspiring to hear about someone who retired at the age of 38, I hope to reach something similar.

It's really good to hear different stories to get more knowledge. I would like to combine passive and active strategies, because the "sit and wait" as the only strategy it doesn't sound exciting at all, it has its benefits though. I would like to hold properties but in between do renovations for example. Me and my partner are still young enough to do that., and to be honest with you despite I've been in Australia almost 1 year, I want to retire young !

Here's my doubt:
What is the process to buy a property for non-permanent residents living in Australia? , regardless if it's for investment purposes or not. I read the FIRB website, I saw the elegibility criteria, and the application forms but still I don't have the steps clear. Do I borrow money from them ? Do they give me an approval to go and borrow money from a bank/lender? LVR? Does it take too long?
Me and my partner have a temporary resident visa 475 for skilled migrants, it's a regional visa sponsored, in our case, by the SA Government, it lasts for 3 years, and we've been here in Australia almost one. In 1 more year we'll become permanent residents and can live wherever we want in Australia, at the moment only in SA . We are interested in property investment but there's this big doubt that I am trying to get solved.

It's a shame to hear (read) that ! The good thing is that you haven't stopped at all.
I can tell now that appart from the seminar last night, few days ago we booked tickets to fly to a bootcamp ! And I didn't push it at all, I think my partner is still in the phase of being "curious" and he wants to find out "what else" is out there. So, no I feel we're doing well.
In your case, it seems that you will have to show her results $$$ , that would probably change her blood into the money-making type.

Definitely, after having our goals very clear we will have to make a plan considering different options (e.g. Super) and follow it, or improve it if neccesary, and so reaching the financial freedom in 10 years time or sooner !

Hos is it going? Are you more into the Real Estate world?
In my case, I started by reading Rich Dad Poor Dad by Robert Kiyosaki, and that's where I got my interest in Real Estate from. I recently starte to buy the magazines Australian Property Investor and Your Investment Property. I have also attended to some free seminars about Property Investment, to get more ideas, information and general knowledge. There's another book that I want to read "From 0 – 130 properties in 3.5 years" by Steve Mcknight, it's been quite recommended in this network. I am still educating myself !

Hi Jess,
Thanks for sharing your personal experience with me. It gives me more ideas now, we are certainly very different, that's why we are together by the way, we could do a lot with his skills for negotiation and persuading people, he's brilliant for that. I'm not as good as he is, but instead I am the kind of reading the magazines, reading the news paper, doing lots and lots and lots of excel spread sheets , even for planning our budget for holidays lol
I will include a list of skills he has that I don't in the Goals Settings activity that's we'll be having soon

That's exactly right JacM ! We can't rely on Super, especially us that we became members this year , and I'm 29 and he's 28, we have much less savings there than a local of our same age who had worked since the age of 20.
Let's see how it goes this week, I reckon it will be much better. I know there's a little bit of interest, I just need to convert it into BIG BIG INTEREST capable of moving mountains hehehe I'll let you know all the results.
And of course, I am still open to listen to more opinions and suggestions.
