    Hi all!

    Thanks for your advice and points of view. We've been analysing historical data of vacancy rates, demographics, facilities, etc, and all looks good. Appart from Google Maps we used Nearmap which is more up to date than google and it's all good.

    It's very exciting giving the first steps !!!

    Thanks for that. Yes, we are considering this as a long term investment, I've done part of my homework (due dilligence) and all the factors look very good. I don't want us to think too much and do nothing, I pretty excited about this one !

    I liked your post bevk, very good information about Las Vegas!

    Steve I have a question for you. I am interested in buying a house in Miami too, and I was speaking to a Lawyer who does all the process to get the LLC and he told me that:
     
    1. If I put the property on my name and later I transfer it to an LLC before selling it, that change is gonna be very expensive and that some stamps should be paid.
    2. If the tenant sues me (as a landlord) it doesn't affect my other assets.
    3. He suggested to get a Homeowners Content Insurance, which also protects the tenant in the situation of a lawsuit. I'm not sure if it works the same as the LLC does.
    4. About finance, he just said: some bankslend to LLC's others don't.

    Have you given any information about the transfer of the property to an LLC?

    Hi Steve (British Buyer),

    What a annoying situation eh!  I am pretty sure everything is gonna be fine, you're a professional investor now, I can tell from your posts. I have been in banks in Miami, and even for me that I speak Spanish because I am Venezuelan (living in Australia) , things could be a bit confusing there regardless the language they use hehe
    I believe this is all part of the process. I'll keep reading your posts and see how all this gets to a good result.

    Hi Steve,

    Have anyone recommended you the areas Kendall and/or Biscayne Park?

    I'm just wondering whether those could be good areas for investment, I haven't read it anywhere but I have been there. Kendall seems to be very populated because is a bit far from the city so, some people who can't afford to live in the city lives there and it's lovely. Biscayne Park is more central, therefore more expensive, I'm not sure if there could be investment properties opportunities there. I found some in Trulia.

    Hi illuminate, you just mentioned a very important point that must be taken into consideration. I am so new at this lol

    Dave thanks for sharing your personal experience. Christies Beach called my attention because I recently read in the paper that the properties in suburb could potentially grow in value in the near future. Thanks for the recommendations !

    Dave, we actually haven't thought of an area yet. I have made some research of properties on google maps, looking for the ugly ones lol

    However I know it's more than that, that's why my partner and I are thinking about using a strategy developed by someone else to start with the proper due dilligence.

    Are you renovating in Adelaide?

    They are actually the ones I was thinking of. I just would have to decide whether to travel next month and do Renovating for Profit this year or to wait until February next year for Winning Formulas for Success. we'll have to make a decision soon.

    I was looking at your website, it looks quite interesting for new renovators like us !!  I just have this question: does the reno plan include estimate costs of  the renovation?

    Hi Jane !

    Thanks for your response. Many things to take into consideration. The only thing that worries me the most is that we don't have neither experience nor education enough to feel very confident. I am the one who has read the most, but still there's a lot of due diligence that must be done which could be done the smart way by following methods/templates existing in the market.

    We've considered some renovation programs, nothing decided yet. I will check your website :)

    Thanks very much for your advice ! Christmas bargains sound very good.

    Our dilemma now is that we need help/guidance in regard to strategy. We thought about the 2-day Stephen Tolle and Cherie Barber workshop. But that would be 5000$ + 2000$ (for my partner). So , we’re not pretty sure. We’re aware that we will have to pay for knowledge but I didn’t expect it to be that expensive. The other option was to buy the Elise and Dean Parker DVD program which has been highly recommended in this forum.

    Any opinions about this? We’re very very new at this, so we still believe we need a mentor.
