    Hi Kate,
    Obiwan got in before me. My husband and I are in the same work position as you (i.e I earn a bit more than he does). When we had our first child 7 years ago we decided to always have a parent at home and the most sensible decision was for him to be at home.
    It’s worked really well for us, since all a child needs is a parent who loves them. Who says it has to be the mum. Much as I would love to stay at home with my children, this is what will ultimately get us ahead in the end. I hope you figure out what will work best for you.

    Hi Micheal,
    the seasoned investors on this web-site will tell you that the +ve cashflow properties are out there and you just have to find them. As a fairly new member, i can tell you that it’s very difficult, if not nearly impossible to find them. You may have to read Steve’s newer book and ‘think outside the square’. Good luck.

    thanks for getting this thread started. i always like reading your contributions to the site.

    went on a cruise -fantastic
    oldest child about to go into grade 2 – report card gave him excellent for effort for every subject and said that he had extremely good manners and was kind and considerate. ( i think i could cry)
    youngest child about to go into 4 year old kinder and can already read and write. (Ithink she’ll be a mini mogul)
    My husband and I celebrated our 11th wedding anniversary and still very very happy(yippee)
    We bought 2 of Steve’s books and realised that we had to make it happen for ourselves.
    Put a plan into action to save $16,000 in 2005 for a deposit on an IP.

    Hopefully at least one IP
    My brother is coming over from Scotland with his new wife and baby
    Trip to Hamilton Island (we wouldn’t be doing this except that my brother is coming over)
    Save at least $16,000
    Ask the bosses for a well deserved pay rise (a really big one!)

    Hi,
    the body corporate are responsible for any common outdoor areas. As for any changes you want to make to the outside of your unit, these may have to go through the body corporate to get their ok. You should check the rules of your body corporate.

    Hi Terry,
    can you please explain the CGT again? For examply if I paid $160 for my IP and then sell it for $320, do I owe tax on $160? It’s been owed for more than 12 mths. Does it make any difference if it was my private residence for a year?

    a month to month lease is definitely the way to go. This gives both you and the landlord some flexibilty.

    I can only tell you about my experience and that it is that you will receive an invoice for land tax quarterly.

    we would do a bit of work on it and then rent it out. We could hope to achieve between $350-$400 per week.

    IP worth around $320 in a good market
    Owe $246 on the IP
    Earn $90,000 between us (I earn $60,000 my husband around $20,000), including the income from the IP
    Have 2 dependants.
