I can’t help you with the trust about losing property and stuff to your spouse but I can help a bit with O h $ S. If you’re really doing what you should be doing then you’ll be fine. Hopefully you have a fully qualified O h & S person in charge of your policies and he is making sure that they’re all being adhered to. If you have then you should be okay.

I’d definitely be hanging on to both properties and using the existing equity to buy more property. If she sells the property valued at $280 she may be up for CGT, so she should check that out before she makes any decision. If I was her I’d be talking to one of the brokers on this site for advice.

on your wage a $10,000 credit card bill must feel huge. I think that right now you’ve got to concentrate on a strategy to reduce this debt, before you can even think about property investment. Maybe you can pick up another shift or two in your three days off to help reduce the debt.
Only then should you really think about getting into property.

I’ve had to find a new rental property twice when I was pregnant. Once I had to move 3 days after my baby was born. It’s just one of these things that you just have too get on with.So don’t worry too much about your tenants, you can’t be responsible for them.

mine’s not quite as romantic either. After we’d been going out together 3 months my then boyfriend and I were watching my sisters wedding video, and he said ‘you know when we get married’…. I thought ‘not a chance in hell am I marrying you.

for what’s it worth, I would hold on tight to this property. 50% captial gains in 12 months is astounding. You’ll see that a lot of seasoned investors on this site have a mix of negative, positive and neutral geared properties, so maybe you’re not doing too badly.

isn’t there a clause when the landlord wants to move back into the property himself? I thought in this case you could give 60 days notice.

I think the last thing I read said that it costs $100,000’s of thousands to raise children.
I should know I’ve got 2 and it costs a small fortune!
Anyway, do what we did and get the person on the least amount of money to stay at home to bring up the children, and the other person goes out to work. At least that way you keep some money coming in and can still keep your head above water.
We’ve been skint now for 7 yrs, but we have happy healthy children who we adore and who adore us. Next year the youngest goes to school and then my husband will be going back to full-time work and we can get back on the investing schedule.
I know that investing for your future is so important, but just wait until your child says ‘I love you’, or gives you their biggest tightest squeeze. Then you’ll know it’s all been worthwhile.
Don’t anyone tell him about the sleepless nights, and the fights with your partner, or the depression, or the vomit or the !!!!.
It’s all worth it.

just a couple of thoughts. Have you taken a look at the Centrelink web-site, it can be confusing but it’s certainly a start. If you do call and ask questions be sure to get the name of who you spoke to because you do tend to get a few different answers.
Do you think your mum would be interested in a reverse morgage, where she gets the amount her house is worth now from the bank, and it gets paid back from her estate?
I don’t know much about it, but that may give her some income.

I’m glad things seem to be turning around for you. I’m the Director of Nursing for a small hospital not far from you, so it sounds like we’re in the same line of work.
I’d like to advise you again to make sure that you never have a meeting alone with anyone.I know it seems that senior management are on your side, but really only you and your union rep are on your side. So make sure that any meeting is done in conjunction with your rep. Make sure that you are aware of what is going on before you go in for any meeting, and make sure that someone keeps minutes of any meeting. These minutes should be read out at the end to make sure that you all agree that they are a true record and signed by everyone.
Unfortunately, you may have to consider leaving your job purely for your own state of mind. I’ve seen people go through this type of thing before and even if it’s resolved to your satisfaction, you’ll never feel the same way again about your working environment.

it sounds as though you’re going through a really hard time. I’m a manager myself, and I’m amazed that her supervisors are allowing this behaviour to continue. Go to someone above her head and report this behaviour to them. make sure that they know that if it is allowed to continue, you will take the company to court for allowing this to continue. I’m quite sure that you also have a case for harrassment with work safe. You could give them a call.
Make sure that you write everything down, and get witnesses to sign it if you can.
Never be alone with her and if you find that you are alone and she starts ranting and raving then leave immediately, tell her why you’re leaving and record it all. Make sure that the union knows that this is all happening.
You should be able to go to work without this harrassement.

I’m afraid I have to disagree with Redhaven. I own a property in a block of 24. There’s nothing stunning about them, but they’re in a great position and are never empty for very long. The property has also nearly doubled in 5 years. So If you think you could see some capital gains, I’d go for it.
