Hi Micheal,
the seasoned investors on this web-site will tell you that the +ve cashflow properties are out there and you just have to find them. As a fairly new member, i can tell you that it’s very difficult, if not nearly impossible to find them. You may have to read Steve’s newer book and ‘think outside the square’. Good luck.

Hi,
the body corporate are responsible for any common outdoor areas. As for any changes you want to make to the outside of your unit, these may have to go through the body corporate to get their ok. You should check the rules of your body corporate.

can you please explain the CGT again? For examply if I paid $160 for my IP and then sell it for $320, do I owe tax on $160? It’s been owed for more than 12 mths. Does it make any difference if it was my private residence for a year?

Earn $90,000 between us (I earn $60,000 my husband around $20,000), including the income from the IP
Have 2 dependants.

Hi Westan,
unfortunately only my mum is still alive and she doesn’t have the money to lend me for any investment. I don’t think I could ask the seller either as they need the money for the bond in a nursing home.
