    Hi all,
    yes we are more very disappointed Melbournites……..sent in our request after having dramas, sick kids…etc….etc…etc….
    and were excited to read the good news of the invite….only to be told….BOOKED OUT..

    Jaffa soft, that would be a great idea – I too would be very thrilled to watch/listen to a cd in the comfort of my armchair….

    Looking forward to hearing of a second venue/event…..

    Yes, we are also extreme ER fans – but why must we be closet watchers???????[glum2]

    We love the show, and now can’t wait for its return, also am extremely attached to The Apprentice and I notice that a great show Redcaps is returning tonight……………yay for the TV (easy to see we don’t get out often!!!!!!)

    Great question, I was only just thinking roughly the same thing myself……..
    We are in Vic and own our currently lived in PPOR purchased in 92, and have a loc loan with no debt….

    We were thinking of purchasing a larger property for us to live in & fully redraw on the loc to purchase new property and rent out the smaller old property as an I/P…..
    As we would be redrawing on the Loc secured over the “i/p”, does this not appear that the i/p still has a loan and then interest deductions etc are claimable. Is this not the case????

    Please clarify this for me……..

    Hi Steve and all,

    First of all great book Steve, love the idea of multiplication by division – but is it still possible nowdays that property all over Australia has gone up so much?

    We are new to this and are reading and learning lots before we embark on purchasing our first i/p, and just wonder whether you would have trouble in these times finding those cheap properties once you’d sold your existing i/p????
    We are having trouble finding properties that even meet your 11 sec rule – let alone multiple ones to replace ones you’ve sold after they’d appreciated!!

    Also, I notice in your June insider newsletter, you state that “your window of opportunity to create (or change) your accounting structure is closing fast. Once the 2003-2004 financial year ends once 30 June ticks over then you will have missed the boat.”


    What boat??? Is there some tax laws that are changing that you are only able to do a certain type of structuring before 30/6/04??? Please clarify for us newbies to this wonderful world of property investing and information…..

    Thanks again Steve and team for all the info, website, newsletter etc it is great educational tool. We are so eager to learn and purchase our first i/p but want to ensure we go in with our eyes wide open!!!!

    Perhaps you may be better advised to keep such one eyed opinions to yourself on a forum such as this that is used by so many people presumably from wide and varying backgrounds, all trying to improve their financial future for themselves and their families……I can only presume from your comments that you are from a very affluent area/background????

    Just because people cannot afford houses 400-500k+, doesn’t mean they are “Jerry Springer specials” and also doesn’t mean they are any less deserving of assistance/information to help them and their families in their financial futures!!!!!

    People in the area vary widely, working class (if you want to do the class thing) and upward+++.
    Yes, it is a growing area – has gone from paddocks to suburbia since we have been here!!

    As for good real estate agents, there are many, can’t comment on good ones as I’m sure there are good and bad amongst all – haven’t used any recently. Brian Mark in Werribee is a Jenman rep. As Monopoly said, do your research on the net and you’ll find who has most turnover of props.
