    Try page Zoom in the interim (Ctrl+Scroll wheel) or Control Panel/Display/…. you’ll find resolution, text size, brightness etc there. You may also find shortcut brightness controls on your Fn keys at the top. Mine for example are Fn+F8/F9

    Congratulations on saving so much on one  income. That's impressive by itself. 

    I'm not sure most people are mortgage free before they start to invest. I would think otherwise.

    Your lifestyle has backed you into a corner somewhat. Entirely your  choice but wanting horses, independent school and limiting your driving time/Kms has severely narrowed your options at present.

    Only you can answer…what do you want most ?

    The local council may have your answer. Ours only go back to 1975 though.

    Last time I gave  a tenant a Christmas gift they requested (and received ) a rent reduction.

    So a big fat no from this humbug !

    It's called fraud. You will be given tax payer money to help you purchase a home not an investment. Your home insurance will be void if the property is uninhabited. Suck it it up and move in.

    If you can afford the extra cost ceramic glass cook top is probably hard to beat. I've had  2 tenants inexplicably chip large chunks form the top of the white ceramic. Instantly noticeable to the next tenant. You can probably repair or recoat but I couldn't be bothered.

    Hey Corrie, Newcastle is going fine. Low vacancy rates and great rents. Depends on how many sheckles you want to spend. 

    Freckle…..love the graphs, bell curves and P values rock.

    Ask the council and document who you spoke to and what they said. I did one myself and it was passed without a problem.

    I am with LJ Hooker at the moment and am considering changing which is why I have asked this question. My tenants are not happy and the service I have received is not what was promised.

    Can you both tell me if:
    1. They renew leases for you so that there is always a lease in place?
    2. They send you inspection reports regularly? How often?
    3. The rent is increased regularly in line with the new lease?


    1. Yes,  they have to, that's there job.
    2. Yes, a few times per year. Usual tick box affair. Nothing too strenuous but I've never seen one that was from any PM. Remember many are done by some 20 something in a hurry.
    3. No, that's your job to increase the rent unless the PM is also your business advisor.
    Might sound harsh but that's the reality of it. On the inspection report there is tick box that says ' Rent in accordance with current market value" Y/N

    There are at least 6 that I know of, plenty for a town that size.
    Very happy with Boyles. Have used them for several years.

    Muswellbrook is steaming ahead. The rents are huge as is the demand. Wish I had more there. I agree with Scott… the mining companies aren't going to slow production while the demand and price is there. They might sell up and start producing solar panels…….ha ha.

    Hi N, check this link out if your in NSW. Interesting reading under the NSW State Gov Affordable Housing scheme. Local Councils cant argue the toss as long as you comply. Granny flats are limited to 60sqm though.

    Not totally off topic….recently a friend was told by her MB that he now charged $350 for all new loans.  (NSW) Is this common practice now?

    Hey Davebeth.. you would get $450 tomorrow for a 4 bedder in Eastbrook estate. ( we own one there)
    However once yours is finished…..
    We havent needed to furnish ours, its never empty long enough.
