Just watched the news clip, sadly there are scammers everywhere. There are just as many that prey on our own people in the States. Hats off to you Emma and Jeremy, i hope it at least makes people more aware. I spent most of the winter trying to help people that bought bad properties from bankrupt equity groups. Most of them wanted me to buy the property from them in worse shape than when they bought it at inflated prices. Was able to help a hand full of investors turn there properties in to cash flowing properties, but was hard. Since they had been burned, they were leary and made it a hard for me to get anything done without micro managing from them.
There are some great deals out there.

and work truck, Ford posKansas City is a crazy area, it's very urban and cool for younger people. I have a beautiful 5bed/2bad early 1900's house i bought in an area called midtown, close to arts district, downtown (We have of one of the nicest revitalized downtown areas) that is pretty neat. To the east two blocks is the edge of the ghetto and to hear gun fire each night when its nice outside isn't unheard of. To the west and across the park are million dollars homes that surround the nelson atkins museum. Got this property for 33,000 at one time it was worth 130,000. Brought the electrical, plumbing up to date. New roof, resurfaced the hardwood floors, etc, etc, in it for 60,000. Bought that one early 2009. Just last week picked one up east four blocks east of the 2009 purchase. This is edge of the ghetto, yet i purchased it for 4,500 and after 3,000 in rehab it will get 500 in rents.
The doors getting kicked down was an investor that had no clue, the 30's blocks of Kansas City are to tough. I have out of town investors always trying to unload these areas. The city should really just knock most of those houses down.
Everybody makes it sound rough, it's really not that hard when u have good people and system in place.

Lol, this isn't OZ (don't know about you Kiwis) everybody has guns here and it's not that big a deal. We can't even stop the violence in the hoods, govs not really worried about tax paying citizens. You forget we pretty much love them, i would say guns are better investments than gold. I have made a good trade out of buying and selling them over the years.

I like HTC myself and have a EVO 3D and 7inch tablet i have linked up with my Sense UI, not a fan of typing emails on the phone. but the tablets isn't bad other than getting around on pages sometimes, there still working the kinks out i guess.

As a owner of many guns and ammo, we have stock piles that the gov doesn't even comprehend. It's a basic right we have always maintained to keep our freedom from tyranny and oppression of the inflated gov. Not supposed to have a hollow points, or automatic weapons but it hasn't stopped me
There are a lot of issues here, if welfare and medicare are dropped it will be my tenants in the hood who will riot. Obama passed a law to where our own military can be used upon our own people. I'll have to dig it up, i'm on my mobile and just can't look up or type as much as if i was at my computer. I got a feeling this thread will go a while.
Detroit is a ruff city and wouldn't personally touch it. The tenants in these areas have to be handled a certain way, there out look on life is different than me and you. It's as they say "ride or die" it's like they have no hope for the future and it's live by the code of the street. Our African Americans are a crazy group of people and that's where most of the US violence comes from. I'll write a book on it when i get back this evening. Have to run and meet an inspector for electrical inspection.
Lot's of places not to go to at night in the States. E St. Louie is one of the worst, but i would say any major US city has an area that u shouldn't go at night. I would consider apartments when the price of building is cheaper than buying for closers, but till then i keep adding SF to the portfolio. Was a post talking about land a while back, i have been buying lots with the intention of building cheap plexs.
I stay with if it makes good money and it's worth the risk, why not? I make 25 to 30 percent ROI on this problem areas, CASH FLOW BABY! I'll gladly take the ghetto

I'm probably one of the youngest investors on here (that is doing well, no comment on the 23 year old with the horror stories in AZ) and I'll gladly keep taking the pennies on the dollar deals.
My aim is similar to others here cash flow and longer term growth on solid properties.

Probably the most outstanding aspect of this forum is the heated discussions from different perspectives of the same topic, the depth of knowledge that is displayed is impressive.
You should have seen some of our past heated discussions, lol.
It was a good looking market for a while, but as i had mentioned friends from Florida have pulled out due to competition and rents going down with so many rentals on the market.
All this talk about financing, has me thinking i should start offering it for my investors. Not going to offer it to my tenants, lol.
