I have used O’reilly and Stevens in Cairns and also Danielle D Hodgens in Atherton, I found both lawyers did a great job, although they were both fairly straight forward purchases. I am not sure whether it is necessary these days to have a lawyer do the conveyancing, it is pretty expensive..perhaps someone else on the forum can offer some advice on lawyers vs conveyancers?
I thought it was common practice too..I’ve been asked on 2 occasions on QLD purchases. I went ahead with both purchases, so the deposit comes off the 10% deposit that is usually due in about 2 weeks after initial offer.
If I had chosen not to go through with the deals, I believe you might lose 10% of the 500$ you put down…
Thanks everyone! It is always interesting to see what the more experienced forumers think when I am just a “green” investor with a steep learning curve!

Is it true that only the gst component of your airfare to see your IP is refundable? On reading this page on the ato site ( http://www.ato.gov.au/individuals/content.asp?doc=/content/31610.htm&page=4 ) I am under the impression you can claim for the airfare as long as it is only for inspecting the property and not for holidaying purposes….
I am sorry I missed this meeting as Im sure it would have been beneficial…starting out is always difficult! I hope all that attended had a good afternoon and that y’all plan to do another meeting some time that I might attend
I am refinancing at a fixed rate (currently variable) for a new 30 year period. I am not doing this to get capital for the second property as I have adequate savings for that, but rather I was told that it would be a move that could save me money. I am still a bit confused as to exactly how I would be saving any money with refinancing as the amount owed would be same and payments made to the loan would be less?
