    Hi All

    Been a while, but my property just exchanged at the price I was after.

    Cant thank the team at http://www.landlordschoice.com.au/ for getting this onto both Domain and Realestate.com

    The election slowed it down a bit, but no damage as once it was decided (including the 17 extra days)…..it was back into full swing

    Soon to be cashed up and to start the next cycle of the PI

    Hi Cinno

    Re the Insurance……I had a cover with Allianz (Landlords Insurance) thru the NAB…..lucky enough to never have had to claim and found both their online and call centres helpful

    Hi All

    I have now listed with Domain and had an immediate response (well within 4 hours anyway)…..have a visit planned for tomorrow morning at 9.00 and then the open house on Saturday…….I am looking also at extended hours for the open home (in a F/N) as suggested by Singer and will let you all know how that goes.

    I am surprised at the level of interest a sign out the front has generated (and for a very small outlay of $100) as well as a small add in the classifieds

    Will post an update in a week or so as to how it has gone……I must say to date it has been good and some great ideas generated within this thread

    DT5000…..fair call, I guess I need to better understand the goals here for me and the family. Agree I need to work on the "Destination", then see what is the correct strategy "vehicle"

    I should have known this and thought about that first.

    Goal is to Buy Renovate and Hold / Sell till in a position to build capital base to then focus on CP+ IPs with a view to be able to move from FT work (Now) to PT work (in 5/7 years). The aim is to also to continue to move down this path and teach my children the fundamentals here as well as develop an investment vehicle for both me and the wife, but also the children

    Thats what I thought may happen……I was hoping to go to the accountant with some info and be able to discuss the merits of each and any structure.

    I am hopefull that I will get some more info here as well as doing some research

    Thanks all for your advice….I will change the for mat to reflect the updated kitchen and bathroom and note the proximity to services (great advice I must admit)

    Looking at getting on to domain and other sites after Easter and should see profile accelerate then…..That said have had a good open house today and expecting an offer soon (fingers crossed)

    This site is great in that everyone has positive ideas to assist as opposed to reasons why it wont work…..love that positive vibe.

    I also had the chance to go to Steve's property update in Sydney…..great night and well worth the effort and minimal outlay.

    Hi Banker…..great idea re going to auctions and handing out the flyers…..will give it a go.

    Ryan ….didnt know that domain and realestate.com where available to private sellars……will look into it and give it a go
