    Yeah, I had a bit to do with them about 10 years ago.
    I had/have a nice little cash cow IP – they were like sell sell sell sell sell – buy shares.
    I was never for a nano second convinced to sell my IP, but I shudder to think if I had been more gullible or easily lead.
    Where is the share market? Meanwhile my IP yields 12 per cent PA with continued growth.
    I dont think there is much they have to offer – especially now with the internet.
    The expertise they want to have you pay to acquire you can pick up on forums and websites and at the old fashion public library.

    Look at a draftsman – can be more willing to work with what you want than an architect.

    From bitter personal experience, I suggest you avoid building with an outfit “The Home Team” once based at Northmead.

    Hi,
    Wow – I came here to post something VERY similar to your tale of woe.
    I dont have any answers, but I have lots of empathy…

    Like you I have vacant land… I thought I would be further ahead in getting myself in a position to build.
    But last year I paid $10k in Land tax alone. That $10k and some interest was what I was going to use to kick start the building program.
    NSW Govt really wants to slaughter investment and initiative.
    Another year is passing – I will soon be up for another $10k – or more – as the VG seems to have been busy – and I will be further in a hole.
    Also it is council rates season -more $$$$$ out the door and no return.

    I cant sell.

    Also, I dont really want to sell, because if I could just get a building on the ground I’d have a fabulous positive cashflow…

    Hang in there … maybe someone here will have a great solution.

    Thanks everyone…
    Now I understand I can sell my RE to a company, which can then hold the RE for the SMSF?
    Is that structure OK?

    The reason I want to use my SMSF is that I have a huge cash flow problem and dont think Ii can manage the repayments on the transportable while I order it and then get it installed. I imagine there would be 3 months of stuffing about what with getting plumbers and electricians and other tradies – the GFC to date has had no appreciable impact on making tradies any more available….!
