    All you guys trying to shoot this post down should be ashamed, we all have to start somewhere and we all get attacked by negative opinions on everything we do, then you get somewhere youself and shoot anyone else without following up on all the facts. Give people a chance, find out more, then evaluate the findings. Get your head out of your butt bigwigs who think they know everything.
    I got the same when i first came here with some awesome opportunites, but some were smart to follow up on it and are now the wiser too.
    Some people grow up after school, some dont.

    This is the bit that bugs me about all this investment seminar and education stuff, there are many rich fobs like rob kio and steve mc etc etc etc and they are happy to give a certain amount of information up, but if you want the important stuff, then you have to pay, here they are rich and comfy and quoting all this stuff, but all they want is more money, more money, more money.
    It all comes down to greed vs really helping out people. The people who are lower onthe chain never seem to be able to afford to buy the best information, because if they do they wont be able to afford to do the actual investing.
    Everything i know and do, i do for free, even though i am still only small in comparison and even if i have put alot of effort and time into it, i just dont want others to have to go through the same bullcrap to get somewhere that i have gone through.

    Hampton Park area is reasonable for what you are looking for. You cant Pos gear the properties but my personal opinion is that it still is quite cheap and has good movement potential. But make sure you do your due dilligence!

    Yes, it is open Peter, pokie venues stop for nothing, then again neither do i, but i do recognise and respect it. So far we have 3 ppl including myself up for going and a couple of others interested but cannot attend that day. If i get more than 5 definates then it will go ahead, if not we will make it on Sun 9th of May.

    I am investing in such areas as a medium term investment (up to 5 years). I have found that if you stick to the closest major town, not the actual mining town and make sure there isnt only one mine, but several and check in the council to find if there are other mines being built over the next few years in the area, then you have found a spot.

    I am structuring low cash down deals in areas such as this.

    It should be fine if it is your primary residence, those new rules dont seem to appl to it from what i hear.

    Banks hey, i do ANZ, but whenever you go, dont go through those blimmen brokers, they promise alot but never deliver, go directly to the bank, you get the right information and a much quicker reply, so if its a no you can goto another, whereas the brokers promise a quick response but by the time they say sorry you didnt get it, it is too late.

    Im only doing it a little bit for myself, my main aim is to also help all of my close friends and family to get out of the rat race, as well as building skate parks everywhere for youth entertainment instead of crime and other bad shit.

    If you do your homework and choose the right areas everything is a potential boom or bust.
    You just have to know what to look for.

    Live at a mates, get some crap job to pay for rent and food, hunt like there is no tomorrow and do a flip to get me back into the swing of things.

    Easy as when you you have done it before, you can do it again, but even quicker.

    If you are interested i am looking for partners in a great deal in Queensland. There is great potential for isntant equity, fantastic growth and good returns. There would need to be 4 people (myself one and a friend another) with around 25k in cash or equity.

    Hey there!

    I am from Vic too!
    I was having the same problem limiting myself to a certain area, then i opened my eyes and looked around. I started in December and now have 3 properties in Queensland, one bought the regular way and 2 bought low or no cash down, i got to do this as i met some great people at a conference who are swictched on and brighter than the sun.
    I am finding properties, some that i cant buy, but are great deals, some i want partners to go in with and some, well i am happy for others to make money. The area i am looking at has massive growth opportunities and is exploding in every way. If you are interested in looking at some of these deals or talking about it all, feel free to e mail me!

    Oh yeah i forgot to add, i dont know how other people do it, but stuff principal and interest, it is an investment, you dont get tax advantages on principal, whereas interest you can claim on. Just get the loan interest only!

    One option i always try for is getting the deposit included int he deal. 45k house, get them to put the contract at 50k with a 10 percent deposit marked in with a note in the contract if the sale does not go through the seller keeps the deposit. Some people are interested some arent. You can always put the rent up as well, that can help.

    Valuers always go very conservative on valuation, so your property is porbably easily worth that price, there is also good growth in the area, so if the property is pos geared then keep it and wait for better offers, or tell the realo you are interested, but the offer isnt high enough for a sale.
