    Thats what that book gave me too, passion that i have to do something, and you do!!!!!!
    I started at 28, i wish i had started at 18, i would be retired now at 29. Well maybe not quite but i am sure i would be close. Although now i plan to do it by 40 and are well on the way.
    Start small thinks big, mount isa, mackay, kalgoorlie. Multiple units, cheap, good returns, great tax some even with good capital gains to come.

    Good skill dude ( no need for luck when you learn the skill).

    I have one, was my first purchase, bought it cheap because it was fibro, still had good gains as the area did, will still sell a bit cheaper than others if i ever sell, the rental is also a little less than other weatherboards but it puts money into my pocket every week as well as at tax time, so who is to complain. The main thing it did was got my foot in the door and that can be the hardest thing. I now have a bunch of other properties because it gave me the mindset and thats what it is all about.

    Jeeze Steve, you are cashing out on everything now just like all the other top end marketers like kiosaki and Henry Kaye and the rest of them now arent you. One would think you guysd make enough from just the property and books alone.

    I like to make sure i make money instantly on the deal, if you do it may be worth negative gearing for a short term, because then you get more return in the short term as long as you can easily afford it. Then after a year or two at the most it should be neutrally, then positively geared so its set up for the long haul. Although if you can get the right property at the right price with enough groeth and it is positively geared then it is a win win situation also.

    In monopoly kent st is the best positively geared property and kings avenue is the best negatively geared property. It’s all about affordability and return. (i think i stole that one from someone here).

    THat slmost looks like an adertisement for a suburb that you bought in to me, we all use any means to try to keep the prices going up.

    But yes, ipswitch has has good growth, have you checked MAckay though, that has huge growth and huge potential for more growth, it even has an investment proforma on the governments local webite, now theres an add for you, lol

    One option is instead of spending hundreds on roberts games, spend the same amount on a million dollar life insurance plan so when you die your kids automatically get rich. YAY!

    Or ask something like this, does someone in Melbourne already have it, we should get together sometime in a group and play!! E mail me!

    Read the market and sales, areas and specifics, not the blimmen media and people who are trying to controll the market.

    once again… depends which market you are looking at. Perth took a breather around jan – apr but is set to run again – the threat of first home owners swamping the market on 1st July actually seems to be driving the market pretty hard now, contrary to my prediction that there would be pause in the market. I am noticing many properties selling and enquiry levels really picking up in the last week or two. Properties that I wish to secure seem to be being snaped up very quickly. I doubt if places like Karratha are seeing a slow down either. Still I wouldn’t like to be holding a contract for an OTP apartment in inner Sydney/Melbourne at the moment – but that was written on the wall long ago so no surprises there.

    The lull has settled, the prices will rise once again, but just slowly, that is until early next year anyway.

    Lovely positive image yack, good to see you have good communication skills there. Nice positive attitude those those more along the lines of starting out.
    I wish i had that kind of attitude, not.

    everything always depends on where how when and who i guess, its really hard to make an opinion on somethign so vague, but then you put any details there and risk evil scoundrels trying to steal deals.

    sounds dodgy, is henry kaye involved?
    Have it valued first by an independant valuer. Get the rental returns or guarantee’s get the depreciation schedule, check the repayments of the buy price and rates and body corp and servicability. If any one thing doesnt add up run like theres no tomorrow.
    Otherwise it might be a good op, buy it at a discount of what your friend bought it.

    1 b’s are harder to rent out, can they be made into 2?, then the value goes up to 650k.
    It also depends on how much you can borrow.
    Get a partner and buy both i say.
