    Currently it is at 80% LVR and I didn’t know that most lenders wil take the valuation after 12 months so thanks.
    As at today CBA valuaed it @ 315000 so when it does settle Aug next year I should be right with any further input.
    Guess it is on for the other option of Pers loan (deposit) and loan.
    Interesting Somersoft read too.
    At this stage ethough all I am looking at is options.

    By the way are rural areas all around 80% LVR?

    Tim, yes I have heard of him and I have been to his seminar. Personally I thought it was great and I got a lot out of it. It is not just about property but the relationship to assest protection, super offshore investment and tax. It is two days so there is only so much to fit in but you even learn a great deal from the questions asked by people. One of the key points I came away with is that you choose an accountant that fits your investment philosophy as not all accountants are the same.

    I should have gone two years ago. I would have done things differently knowing what i do now.

    Thanks for the advice Brendon. That is probably the route I will have to take if I cannot go the other and then wait three months out before i can use the equity.

    Ahh Kylie, thanks for the advice but i like my own house not the big house with bars on it![:)]
    Plus if you end up going down that road, you only lose in the end.

    can be done. Commonwealth Bank have done it with nine months. Maybe the property had some special quality but they used the valuation they took themselves.

    didn’t know about the credit card limit thing! I am hearing you. It is like the lower income earners getting huge tax breaks, incentives etc without paying much tax and so much for all getting the baby bonus.

    Julia do have many clients in Brisbane – do you need to be close to an accountant. Bluecat I guess Cleveland is not that far. Will check it out.

    Blucat, yes you can. ANZ Vanuatu is a good one to start with and as a bonus you can monitor it from the Internet. They are not linked directly here to the ANZ but you can reach them through the ANZ website and click on Vanuatu – ie you cannot set it up through ANZ Aust. Send an email for a pack. Then you will need to have the forms notorised (a Notorary -like the next level from JP).
    It can be done quite easily so send them an email.
    There is also the National Bank of Vanuatu – not sure of their website and they also have no connection to the NAB
