    Anybody else have any ideas??  Looking for developers mainly – are there websites that advertise Development opportunities OS?

    I found these guys recently that may be of interest for CF+ properties. They’re a buyers agent that find properties all around the country & also US & NZ. Higher than average returns, & in addition they have a mortgage product whereby you can borrow money at less than 4% if you qualify. The interest gets deferred till a later date, but still, it could be a good investment strategy for the right people.

    Best do your own research & talk to them if your interested.

    That rental is currently giving you over 10% yield which is very uncommon for residential property & could be a good buy but there may be other factors to consider.

    Is it a house or a boarding house sort of accommodation? The location (main road) generally not very attractive for residential so would you be getting good capital growth? Also if its pretty run down what would the costs be to fix it up & would it be worth it?. If your currently getting 10% return on it, I’d just leave it as is & sit on it as an investment as it will pay you a small return pa by the sounds of it.

    Hi Richard

    Yes I’m aware about Managed Investment Schemes & Property Syndicates etc & I don’t want to run it that way. I just want to find one or two private investors who either want a flat % ROI or if they want to be co-purchaser & split the profits 50/50 then I’m open to discuss that instead. I don’t hold a financial services license therefore realise I can not advertise, except to Sophisticated Investors, which are also difficult to find!

    I only need to raise $250K & would consider a private loan, but I probably can’t service a loan in my current situation unless it was capitalised for 12-24 months. Therefore, investors or co-purchasers are looking like the best option.

    Hi Carpenter

    I don’t know where your buying, but at a guess if your buying in OZ, if they’re getting $300/week in rent, it will go for around $300,000 – a yield of around 5% at the moment would be good. The easy way I find to work it out is whatever its getting in rent/week, change it from dollars to thousands, ie 300/week, buy price of $300K. It will generally be close to that, if not a bit more at Auction. If it goes for less than $300K there may be a reason why.

    At the end of the day, the best way to work out the value of a property is to get out there & pound the pavement. Go to as many open houses in the same areas as you can that you think are similar standard to the one your looking to buy & that will give you a good indication.
