    Can only concur with what Terry has said.

    We recently has a similar problem when a valuer came in under the purchase price by 4k,,,and the purchasers trustee questioned why they were paying 4k over thr VALUATION.

    What a joke…my agent argued that the valuation can have a spread of 10% either way and that an EXACT figure doesn’t exist.

    Also pointed out that the comparative properties used in their report were not that comparable.

    All the purchasers trustee required was for the agent to put that in writing and they were happy.

    In other words they were happy to qualify their official valuation with a letter from the RE agent.
    Like I said, what a joke.

    In the end we got our asking price, as the other option we gave them was to “tale a walk”.

    You want a high ROI on your business to justify the time commitment involved and risk attached to owning a business.
    In some instances your ROI will be 100%
    It is difficult to borrow money from a bank to buy a business.
    Usually the bank wants you to offer property as security against the borrowings for the business.

    As a business owner you are generally trading TIME for MONEY same as you are for a JOB.

    If it can be run under management then it may provide you with a passive income, but if it a cash business then you will also need to be there to keep an eye on the till.

    You need to ask yourself “What is Wealth”

    If you agree that Wealth is being able to do what you want to do, when you want to do it and having the means to do it, then the only way to achieve this is by passive income.

    To achieve this you need to replace the money you earn with passive income, so that you are no longer trading time for money.

    Property investing is favoured over other methods, because you can borrow or leverage a large percent of the purchase price, more so than you can with any other investment vehicles.

    A good cashflow business can give you the means to kick start your journey towards creating wealth, but it is not wealth in itself.

    Ask yourself why the guy behind Macdonalds ( Kroc ) announces that he is in the Real Estate business and not the hamburger business.

    A question for both Greg and Derek,

    A lot of these PI books make the comment that “this stuff should be taught at school”

    As enlightened investors, can I ask if you in any way attempt to introduce the principles ( no pun intended ) of saving, compounding returns, and investing into the class..or is it against the carriculum ?

    It must be frustrating watching the next crop of consumers going out into the world to take up bad habits when some good habits could be imparted while they are still at school ?

    Just curious..

    Ahhhhh…Singapore girl…you’re a great way to fly…

    Batam was strictly business…well kinda..
    Knew a gentleman there who owned a housing estate ( you know the ones…)
    Just out of interest, developing is easy there, 25 yr leasehold, peppercorn rent, pre sell the lots before commencng, use the deposit money to clear the land and do the subdivision, extend the leasehold by 50 yr blocks.
    Lawless place…but easy to make money there..

    Just you stay away from that Gaylan area….!!

    Did yo u say you were in Adelaide?
    Its illegal to wrap there right?

    How would it work for someone to buy it and L/O it to you…ie..they would have to mark it up in price hence you don;t get it for $220k (assumeing they can buy it for that)

    Is it correct to say you are looking for someone to buy the house from yr parents, and then sell it to you on a L/O ?

    Can you sell the place you are currently in or does the lease option agreement prevent this, ie offer it for sale, and if it sells, exercise your option..
    If this is possible, will it sell for more than your exercise orice, or even for the same amount ?

    It would be better to do this than to walk away from it and forfeit all you option fees paid to date..

    Hi JoD,
    PM sevice is pretty average here, and the rate is pretty high,(depending on which agent you use)

    Are you in WA or elsewhere?

    Granted, rents are steep up here, and will continue to remain so, but you want to make sure all is in order with the building, as maintenance costs if required, will burn a big hole in your pocket.

    For what purpose ?
    Can you be more specific on what you require?

    Most property transactions and settlements are handled adequately by settlement or conveyancing agents in WA

    If you need a solicitor for contracts such as vendor financing or lease options, then I myself have been recommended to use Jeremy Malcolm in West Perth.

    Good point Sue,
    The last one we did had a sewer easement at the rear of the block, and sure, there was a restriction on how close we could build to it.
    But apart from that, there were no other problems..

    Yep,
    Thats right…but the sewer run is not always on the street. Sometimes its at the back of the block…
    Level is not a problem,,,distance to the sewer will allow you to create the “fall” from the house to the sewer junction.Plumbers are really good at doing this :))

    Also the pump is an option. Even in WA . It just COSTS…
    And you can fill a block, as long as you don’t create a problem with levels on the boundry with neighbouring properties…then you need to retain…nothing is impossible,, it just comes down to cost ( I have experienced all these headaches in duplex developments, all in Perth )

    I would have to agree, Joe can you elaborate ?
    I thought the post said that level block were easy to subdivide…didn’t read it properly…
    Its pretty hard to get one sloping towards the street,and a flat one would be ideal I would have thought.

    Anyway, Hollywood is as Hollywood does, and unfortunately for Steve, he has sought the publicity and the public profile, and it has its downside as well.
    Criticism, ridicule, having to justify your publicly stated and published viewpoint…it goes with the territory,, you have to take the good with the bad.

    Hollywood in OZ, thats entertainment..
