    On a slightly different topic re damage…. if there is white ant damage in a strata unit, does the owners corporation insurance cover this?

    Hi,

    I have a good relationship with Philip Webb. I found them to have the finger on the pulse of all issues, and even proactive in others. I believe their fees are 7.7% including GST.

    I like them as they put back into the community through various means –

    I just came back from a visit with my accountant and Bingo! I asked the same question as you and received the same answer as what Terry gave.

    Hi,

    I haven't done any dealings with them personally, however have been tempted in the past whilst in 'lazy' mode to do just that. If you have a hunt around the forum on previous posts you will find more cautious warnings than glowing reviews.

    A previous post mentioned that most deals can be found on realestate dot com. So true. If any one went Steve's recent 1 nighter in Melbourne he showed an example of a CF+ property in country Vic. This property is on realesate dot com and the Cash Flow Capital site (no one seems to have taken the bite…its has come down in price as well).

    I suggest do your due diligence if you venture that way!

    Phew…

    Settlement date came and went on Friday with no mishaps.

    The above case of Blackv Garnock certainly makes me stop and think of the advantages of spending $70.90 if I go directly to lodge a caveat or $250 via the conveyancer.

    Thanks to you all. Your information and points of view are something very worthy to think about.

    Now thinking ahead… has any one had dealing with       propertyinvestingfinance.com   .  I understand they are somehow linked to propertyinvesting.com.   Can anyone shed any light?

    As mortgage brokers obtain a 'commission' (not sure of the right term here), could you theoretically ask your bank for some kind of 'discount' or fee wavier if you deal straight with them (the bank) – as the bank would earn more money with the client dealing with them directly as apposed to through a broker?

    Wow!

    This is all very en-lightning.

    FYI papers (via a mortgage broker, all info supplied, with 20% deposit) was submitted on 27th April to NAB.

    Had to continually chase the mortgage broker for updates (not going back to that one!)…. now the bank is advising the tenant (in a regional country town) is holding up the valuation process (when the tenant has been helpful in all other matters).

    Don't you just love the learning curve that property investing gives you?

    Have already made an appointment with a bank direct to get pre-approval for the next IP.

    On a roll!
