Hi thinker, what I say he is saying that just because you financed the stamp duty and mortage insurance into deal can only claim interest on price of property. have I got what you are asking right. cheers[comp]
Thanks for reply guys, did think of lending deposit but need to do some renos, bathroom,painting of unit and general tidyup.So thought 20% starts to blow out, so thought better if I buy keep control of things if know what I mean. plus when resell to her she gets fhog plus no stamp duty and I had a look at costs doing both ways, and in my caluations works out to be about same. I mainly wanted to know about what I was told about if I contracted it to her now for same price in 12mths time don’t have to pay capital gains? I’m trying to find best way around. thanks[biggrin][confused2]
Hi Meatgroup, Well I was in same position some 5 years ago and I can only offer words of encouragement and just bite the bullet by, looking,look and kept looking with plenty of research, figure checking and cross checking. My property went from negative geared to positive and capital gains to boot.The biggest problem is keeping the money wheel spinning , which is key if someone can explain?
Everybody is here for help which is good for growth and always get own advice as well, cheers [thumbsup2]I see all your messages as positive as everybodies opinon is relevent as was stated, it all depends on areas, supply and demand. only right time to buy is when value in product and ability to service loan.which is why most people bork would you not say so?

Great you have an opinion and if you share it, we all have something to read if not be informed by. I personally only have houses and units and townhouses so for me his is all to relevant not to help people when I see them floundering, with help like yours. Go on excourage people to do nothing. I’m with Jo, buy and have something to worry about and check on and maintain and pay rates on and get tenants and deal with property managers, liase with trades people and GET YOUR BLOODY FEET WET!!![just for you Baloo].
