    Bro, Jake the muss once said “cook the man some f**kin eggs” He was a smart man, I would ask him for help. Im thinkin you and ya bros have some big muscles so you could knock up a structure like that in an hour and if the council comes around just bash em, like jake bashed that bloke in the pub.     I generally offer half the asking price but will settle in 3 or 4 days. I then up my offer to more than the asking price but offer a three year settlement. I then come in at 75% of asking price with a 43 day settlement with $5000 cash bonus. I also offer the estate agent cash if he can get me a cheaper price. This has worked for me in the past. You need to investigate the vendors. I often hire a private investigator to do this for me, if you can catch a husband cheeting on his wife use this as ammunition.

    You should check with the water authority the cost for a second dwelling may be as much as 30k. Council will store these details in a folder. Check with the local water laws dept. You should consider converting the deductable loan into the PPOR loan, to be neutral in cashflow. With the money you spend in interest on the new property at the rear you can deduct intrest from the savings youve made. Developing can be time consuming some developers and builders only sleep four hours a night. The best advice would be to put the money in a trust and sell it back to yourself. Building is expensive Keeping in mind Footing sizes for the unit should be 600 deep x 300 wide with 3 bar F 11 top and bottom. Remember it is cheaper to build with negative equity than positive gains.

    THe basic principle of the principle and interest is intresting to know which will be of benifit. TO use positive gains and negative cashflows for examples above, you need to look at all the variables. Intrest only is just that, interest only is paid. The significant reason is to enable the accquasition of equity to create wealth in numbers and thus increase the output figures. Hope this will help.

    TO be rich oneday, buy properties in north of Frankston. It has excellent Northerly Aspect which is good for lower power bills and for environmentals. Positive cashflow will come about with elbows in greece. Cranbourne road is like a peice of string, whick is like capital gains how long nobody knows. Remember Frankston North and you will be rich with love for ever.

    Yes we are not one but 2 persons seeking assitance from you persons that are in the know. We share many things including ip. We need to share as sharing is caring. I think a wise man can change the world of property cylces if he tries to hard not to be easy. I thinking this is starting to be a friendship for lifecycles.

    Simon, I hear where your coming from friend, it is probably around the corner where your advice is good to colbert. Who is punch and judy are they clients of yours. I do not always charge dollars for my fees. Bananas can make a man like me happy with joy. I do have a license for driving investment vehicles very fast. Jesus gave the bread and the fishes to hungry people, i dont think they smelled though. Are you happy in your positions in the world simon. I thinks you need my helpers to reach out for happiness.     I think you peoples need to understand the place I come from. It is not close to here. My advice is not free but not expensive. To understand why interest is an intresting topic we need to look at why banks charge it at all. It goes back to the romanian days i think. I give you your money back if you or your sisters or mothers or brother do not like me much. Real property deals come once or twice and sometimes three or four times in a lifetime. Chase it like the wind beneath yours or your friends wings. Please love god as he wants properties for his followers and to be rich in heaven. I spread gods love in here wherever here may be, even inside a computer. Negative gearing is a very bad thing if god is not a tenant and property manager in your properties.

    Colbert you have to ask yourself the question as to why you want the loan? and who is it going to benefit. There is no simple answer as there is no simple question. If you want to see what is possible then this is a good place to start. The bank may question the purpose as I assume you will take up residence at some stage. Investment loans are providing for just what they are providing for which is investments. The real key for this question would be to enquire or telephone or even write to the bank or someone that brokers mortgages and these types of paperwork. The first hombuyers grant is great for people like yourself but you have to remain true and look as to why you do or dont want it.
