This says a lot about you and is a good indicator that a BA is probably not a fit for your personality type and investing style. Which is totally fine by the way. Depends what you are talking about. For large scale developments you can talk to the players for the rumours and also research council approvals/applications. It ain’t about age it is about construction type. @originalsinner I doubt a mine could take values from where are currently in Kingaroy LOWER given they are already low. In almost ALL cases new mines increase rents and values, and the rest of the economy. The only scenario I could see values falling was if a proposed mine was:
1 right on the edge of town,

Yes, Benny is correct. I have had a couple of client purchases come in with pre purchase valuations higher than the contract price (not often) but bank won’t lend on the higher number. The patient can win as described by Benny but you need to find deposit and cost money from somewhere for the short term.

I agree with Terry bit risky – plus I would put the money into your build as soon as you can, it is only a few months away now then once build is done refinance the house hopefully some equity in it, this is all tax deductible if then used for investment properties.
