    Nifgel if these “blue chip Other” areas of the US are so great why would you pass the opportunities on to other investors if the return is that solid long term, then why wouldnt you pick the best deals for yourself and make a fortune and shut up and nothave the hassle of dealing with others. Also if someone is puttin treir hard earned savings into a high risk ( residential investing offshore is high risk) area then i firmly believe they shoudl go there and witness each individual property for themselves

    good luck all but if you are smart you would only ever invest 20% of your wealth portfolio on offshore investment unless you reside in a banana republic

    Capital growth now as well, actually this has been evident with the change in asking prices for comparable properties over the last 9 Months.

    why would he need to when hes already doing it for himself, its not rocket science there is no magic formula, devise your strategy go for it and learn fron the inveitable mistake you may make but these can only happen if you choose your own path.

    Or put your money with a Fund manager the choice is entirely yours

    having just returned from my third trip there, would put one disclaimer you would be nuts to buy there without seeing the properties for yourself, and gettign afeel for the actual vacancy situation in any particular area, stats are oen thing the reality of seeing the vacant units is another

    how do you think a Bank would go about reclaiming that asset in the other country, can u imagine the legal fees they would chalk up, any bank that does that i would be wary of they must be desperate to lend money, and on the way to bankruptcy themselves

    Rick maybe you should share what your intetnions are and your objectives for your trip then those with experieince over there can objectively advise or suggest issues that may be relavant, other wise the likes of myself and others who own and manage properties over there remotely cannot really help you.
    maybe you should outline your current plans, you are asking others for openess it would help if you wrote down what your objectives are, we all started from nowhere dont forget

    guitar chick, its a big step from investing in your backyard and if you dont know yet about setting up a bank account over there then i think you need to doa bit more research and definetly an exploritory trip over there. seems to em that the best way to finance is home based, unless you have a resident U S partner with a credit history, and even then it tricky if you have bought the property under an LLC

    exactly right sinead, this is exactly the situation and the DR can be significant if you have owned the property for a few years, definitley something to weigh up if considering selling or Re-financing, i guarantee a lot of people have not thought of this.

    dont forget about depreciation payback, if you sell a house for more than you bought it for you have to pay back out of the gain the depreciation you have claimed over the period of ownership

    the UK has a huge number of people invloved in investing in the buy to let scenario far outweighing ht enumbers in Australia, but a a proportion of poulation pronbaly not as high, and also less of the shouting from the rooftops about it,

    also wouldbe very diificult and especially given the current returns out of oz to set yourself up as a remote birdogger as there are people in Oz and NZ doign this on site and doing a very good job of it.

    glad to hear the ozzies may be desserting NZ IP investing I for one though not an ozzie but in fact a kiwi living in the UK am still finding good CF +VE deals in regional areas

    Oh and to Westan, it nice and warm up here in the Northern Hemisphere not very often u get to boast about that, also like Quiggles, Westan & Steve Mcknight i have bought multiple properties in the US this year to date.

    I would back that uo about homework I am a kiwi who has been investing in the US since the start of the year, dont be fooled into the fact that by simply setting up an LLC as a holding company that will protect you from someone sueing you, in the US ultimately the blame will end with you if you have been negligent or naive in your buying, as steve mentioned in his post this is not a market for newbies, i have actually been buying IPs from offshore for over 4 years..

    UK economy too big and fast, prices are slowing despite a massive housing shortage in the South East. Same dynamics as anywhere the bigger cities and go ahead towns have experienced the biggest capital growth

    another interesting point Wales Population 4 million had both the fastest and slowest proeprty growth regions in all of the UK

    Yields still terrible here, best way of achieving success in the UK is renovation projects and even thse have to be chosen very carefully

    2% margin is i think the mark up above the Fed Rate, so if the feds floatiing rate is 3.25 with the 2% margin your loan is 5.25%. just going through it myself so not definite on this.

    if going in June be aware the british lions are toruing with 15-20 000 poms saw an article that to date there are 1650 camper vans rented for a three week period, whichmust be nearly the whole rental fleet in NZ
